Position Title: Project Manager

Location: Gurgaon

Job Title: Manager - Projects

The Project Manager is responsible for overall Project Planning, Scheduling and Monitoring, Resource Allocation, Project Budgeting / Accounting and Control, while providing Technical direction and ensuring compliance with Quality and Safety Standards.

- He / She should understand the design and construction process.

- His / Her responsibilities span a broad spectrum, covering all the areas of Project Management like - Project Planning, Cost Management, Time Management, Quality Management, Contract Administration and Safety Management.

Job Description:

- Charting out the Project Objectives and Plans, setting Performance requirements, and selecting Project Participants.

- Bringing about optimum utilization of resources- Labor, Materials and Equipment.

- Assisting in the Procurement at most cost-effective terms.

- Implementation of various operations through proper coordination.

- Development of effective communications and mechanisms for resolving conflicts among the various participants.

Responsibilities:

- Oversee the Construction Project from start to finish.

- Perform a key role in Project Planning, Budgeting and Identification of resources required.

- Schedule the Project in logical steps and budget time required to meet deadlines.

- Inspect and review Projects to monitor compliance with Building and Safety Codes and other applicable Regulations.

- Prepare Tender Documents, Contracts and Negotiate revisions, changes and additions to contractual agreements with Architects, Consultants, Suppliers and Subcontractors.

- Coordinate and Obtain all necessary Permissions and Licenses.

- Co-ordinate, direct and supervise PMC/ Consultant / Architects/ Contractors.

- Study Job Specifications / BoQ to determine appropriate construction methods.

- Requisition supplies and materials to complete Construction Projects.

- Prepare and submit Budget estimates and progress and cost tracking reports and minimizing exposure and risk in the project.

- Develop and implement Quality Control Programs.

- Ensure that construction activities move according to predetermined schedule. Devise the project work plans and make revisions as and when need arises. Communicate effectively with the contractors responsible for completing various phases of the project.

- Coordinate the efforts of all parties involved in the project, which include the architects, consultants, contractors, sub-contractors and laborers. Monitor the progress of the construction activities on a regular basis and hold regular status meetings with all the sub-teams.

- Take actions to deal with the results of delays, Bad weather, or Emergencies at Construction Site.

- Convene with supervisory personnel, Contractors, Consultants, Project Management Company and design professionals to discuss and resolve matters such as work procedures, complaints, and construction problems.

- Identify the elements of project design and construction likely to give rise to disputes and claims.

- Plan, organize, and direct activities concerned with the construction and maintenance of structures, facilities, and systems.

- Investigate damage, accidents, or delays at construction sites, to ensure that proper procedures are being carried out.

- Evaluate construction methods and determine cost-effectiveness of plans.

- Ensure project documents are complete.

Knowledge and Skills Required:

- A four-year Bachelor's Degree / Diploma in Civil Engineering. (Degree preferred).

- Minimum 5 years of experience in construction projects.

- Excellent communication skills.

- Good understanding of MEP building systems.

- Thorough knowledge of legal issues and safety standards is essential.

- Qualitative and Other Attributes Required:

- Ability to plan and organize a team effort.

- Good client management and goodwill building ability.

- Capacity to motivate, lead and boost morale of the teams.

- Effective time management and logical decision-making ability.

- Capacity to handle pressure.

- Willingness to travel extensively across the construction sites.

- Physical and mental fitness is a given.

- Strong focus on quality.
