PROJECT HEAD - RESIDENTIAL REAL ESTATE MEGA PROJECTS
QUALIFICATION - Graduate Civil Engineer / Masters in Project Management
EXPERIENCE - 15-20 Years in construction industry, especially, in residential, modern IT and commercial high rise buildings/complexes. Should have a minimum 6 years experience as senior project management professional.
REPORTING TO - Chief Technical Officer
DIRECT REPORTS - QS & Estimation, MEP Services, Civil Structures Manager, Finishing Manager, Architect, Safety Officer
POSITION GOALS
To ensure the Project Department completes all Projects as per the client expectation within time, approved cost and to the highest quality:
- The incumbent has to do planning, budgeting, execution and handover of the building.
- The incumbent shall verify and certify the payments.
- To ensure vendors/ contractors/ architects/ deputies work as per the timelines given thus ensuring the overall project completion.
- To ensure implementation of Health, Safety & Environment policy at assigned site(s).

1. Cost of assigned Projects as per Budgets.
2. Time Deliverables of assigned Projects.
3. Ensuring Quality standards across assigned projects.
4. Vendor Performance Index.
5. Project Team's Engagement
DUTIES AND RESPONSIBILITIES:
The following illustrative list of responsibilities are included, but not limited to:
- PLANNING AND BUDGETING
Provide technical support with special reference to preparation of Tender Documents, work schedules costing, project and financial feed-back reports for Electrical and HVAC installations.
Assist Project Team in preparation of BOQs, carryout market survey and prepare rate analysis of various items.
Preparing of budgets based on the market scenario i.e preparation of cost and time budgets. Survey and detailed analysis of items and get them approved for the financial year. Preparation of Quarterly cash flows.
Monitor daily schedule of activities, construction of civil structure, plumbing and fire fighting equipment, integration of electrical and HVAC. Verify the quality and quantities of the works executed and review RA Bills and weekly project reports.
Review the monthly, weekly, daily project schedules prepared by the Project Incharge.
Provide Assistance in selection of Project Architects, consultants, finalization of concept and design of the project. Ensure our plans conform to laid down norms and monitor architectural development and finishes of projects.
- EXECUTION AND SUPERVISION
Consolidation of Project MIS with support from Project Incharge for weekly / Monthly reviews by the Management.
Review & ensure timelines of Statutory compliances and approvals, handing over of the project and its Defect Liability Period (DLP).
Ensuring timely completion of Projects within the approved Budgets and Timelines.
- VALUE ENGINEERING
Coordinate with consultants to arrive at cost effective solution with maximum durability of the system.
Review of Customer complaints relating to Quality and timely action.
- VENDOR MANAGEMENT
Monitor the Extra item rate analysis, certification and approvals for payments.
Review the deviation and variation statement for final payments of the contractors.
- CHANGE MANAGEMENT / PEOPLE DEVELOPMENT
Support manpower planning and performance appraisal/ reward mechanisms
Support Training and Development initiatives for the Projects Department.
Please note the following requirements from client:
- Project Management in Real Estate/ Construction
- Experience of Residential Projects is mandatory
- Should have experience of minimum 2 full lifecycle projects (from conception to delivery/handover) of Rs. 500 Crores+ size.
- Should have good professional stability with 8-10 years stability/ stay in at least one company
- Candidates from leading real estate developers are preferred.
