This role is responsible for the design and delivery of different aspect of building and properties.  Essential and Core Responsibilities:  Essential Responsibilities:  - Design, manage, execute and maintain Lowe's Companies, Inc. building projects in India as per specified timelines and within approved budgets.   - Interact with vendors, contractors, to ensure implementation of all project plans and schedules, safety systems, quality systems and schedule tracking systems at site.  - Interact with consultants, engineers for inspections, audits, design clarifications, project closeout issues, etc. and implement at site through the vendors and contractors.  - Check tender and construction documentation, site execution and management, preparing bills, rate and cost analysis, advance planning & reconciliation for material & labour.  - Execute civil and interior works including brick work, flooring, plumbing, sanitary, structural, pre-engineering buildings, interior fit-outs & furniture, HVAC ducting, false ceiling, lighting, fire-fighting, etc.  - Perform daily operational maintenance inspections of the facilities/office areas. Continuously update snag list and effectively resolve all engineering and maintenance related issues within office premises.  - Periodic review of service level agreements with vendors, timely renewal of equipment AMC's, vendor management including finalization of scope of works/service agreement SLAs and commercial negotiation.  Main Tasks/ Responsibilities / Authorities:   - To plan, design and execute Lowe's Companies projects in India  - To select and appoint building, engineering and project management consultants.  - To direct and monitor project progress by coordinating with architects, consultants and site engineers  - To prepare BOQs in co-ordination with Architects and services consultants/engineers.   - Overall in-charge to review projects, provide budget estimations, suggest cost control measures and coordinate for building constructions and approvals.  - To handle project activities and drawing specifications with the clients to ensure they match Lowe's Companies, Inc. specifications.  - To manage activities pertaining to negotiating/ finalization of deals with the procurement team (techno commercial) & finalize project requirements and estimates.  - To review progress reports on daily/ weekly and monthly basis as well as record and maintain project documentation.   - To supervise construction/execution activities and provide technical inputs and methodologies of construction on site, if needed. Implement value engineering measures to achieve functionality, safety, speed of execution and quality at lower costs by evaluation of different options.  - Co-ordinate with consultants, contractors and clients and also fabrication, erection consultants on site.  - Ensure adherence to various quality standards and monitor all site safety parameters inherent to building constriction and office interior projects.  - Prepare and review specifications for tenders such as electrical, mechanical and civil works.  - Coordinate with engineering and procurement departments to ensure on time delivery and timely on-site installations.   - Co-ordinate with various vendors/transporters/logistic support providers, if needed.  - Provide functional representation on project schedule matters with partners, suppliers and clients.  - Assist with site searches, calculation, design, procurement and construction of property/facility investments and investment/divestment requests for board decisions.  - Negotiate contracts for maintenance, consultants and service in cooperation with procurement team  - On-site SPOC responsibility for quality maintenance (civil & electrical) of office facilities & building infrastructure, HVAC systems, office and cafeteria furniture.  - Lead initiatives on energy & utility efficiency and environmental campaigns   Required Minimum Qualifications:  - Bachelor's or Master's degree in Marketing, Communication, Business or related field  - A minimum of 8 - 14 year's work experience  - Corporate, Retail experience for 3 year's preferred  - Experience in working for GIC's in India  - Experience in working in global and Multi National environment  - Demonstrated written and oral communications skills.  - Must handle multiple priorities and be able to work with a teams across multiple locations  - Strong leadership qualities  - Previous corporate and/or retail experience preferred  - Professional poise/confidence to interface with senior management, as needed.  - Ability to handle multiple tasks and meet constant deadlines.  - Excellent time management/organizational skills.
