Construction Manager - Highrise Residential Tower

Position: Construction Manager

Location : Mumbai (Western Suburbs)

Qualification: BE Civil / BE Construction

Experience: 8 to 10 years in highrise residential towers

Key Responsibilities & Accountabilities:

- You shall take decisions, give and receive instructions or perform any other action during the course ofplanning and execution of the construction project to facilitate smooth functioning without communication gap between client, architect and various consultants.

- You shall make sure that the founding strata are as per requirements from geotechnical consultant / structural consultant.

- You shall coordinate with the architects and consultants to resolve design related issues

- You shall plan, schedule and monitor all construction activities

- You shall interface with the suppliers & vendors for timely supply of construction materials

- You shall interface, guide and instruct the labor contractor on day-to-day basis for smooth construction activities

- You shall prepare or get prepared bar bending schedules

- You shall perform continuous inspection of all construction materials and activities

- You shall formulate the EHS and QA&QC policy for the construction project

- You shall implement and ensure compliance with environment, health & safety (EHS) policy and ensure accident & disease free site

- You shall implement and ensure compliance with quality assurance & quality control (QA&QC) policy

- You shall plan, forecast and review anticipated construction costs and resource requirements

- You shall implement robust construction management methodology & tools

- You shall ensure project execution as per contract terms and conditions

- You shall create and execute construction work plans and review the same to meet changing needs and requirements

- You shall ensure speedy & accurate claims management (identification, quantification, substantiation, documentation and presentation of claims)

- You shall handle local purchase and payment related issues and co-ordinates with suppliers to ensure timely delivery of goods at the project site

- You shall identify, select and get work accomplished through competent trade based contractors

- You shall prepare reconciliation statements for all construction materials

- You shall implement continuous performance improvement programs to reduce costs, enhance productivity, asset utilization and resource optimization

- You shall identify, assess and mitigate various risks related to project execution

- You shall ensures adherence to relevant codes and standard operating procedures

- You shall be responsible for timely submission of daily / weekly / monthly construction progress reports highlighting the critical activities, bottlenecks, required decisions, etc.

- You shall interact with client and participates in client review meetings

- You shall interface with local bodies and government agencies at site to ensure smooth execution of the project

- You shall maintains complete construction project documentation at site with respect to design and construction

- You shall develop the manpower plan for the construction and effectively manage recruitment, selection and retention of competent manpower

- You shall create a culture of high performance in the site team

- You shall ensure compliance to all statutory, regulatory, legal and codal compliances
