Job Title :-Construction Manager

Level:-Senior Professional – GM category

Reporting To:Project President (PP)

Job Specification

- We have an excellent opportunity for a Construction Manager to work on the prestigious Urbana High Rise (150+ Mtr.) Gated Residential Development by Bengal NRI Complex Ltd.(BNRI) in Kolkata. You will be joining an established team.

- As a Construction Manager you will manage the construct and build delivery of the overall project requirements during the construction phase as the BNRI’sbuild team head, manage the contractor and all other specialist contractors to the required quality standards inclusive of environmental requirements of the project. You will also be responsible for co-ordinating the construction/design related matters and solutions between the various project stake holders in relation to all the build requirements throughout the construction period. You will support the project team to review and co-ordinate all build changes and solutions are implemented and coordinated into the project design documentation. In depth studying of specifications and construction procedures construction and exercises functional authority for all civil building works and related construction activities.

- This is a fast track project whereby you will have to demonstrate proven track record on similar roles that are task and deadline focused on projects of similar scope and scale.

Role and Responsibilities

Key Responsibilities

The following list is non-exhaustive:

- Ensure that all civil and interior work activities within the designated areas are well planned, coordinated and be able to utilize all available resources in coordination with other functional Managers in directing and supervising all involved site personnel and subcontractors.;Understanding of other disciplines like Electrical, Mechanical, Piping, Instrumentation, Electronics & Communication from site activities point of view;

- Leads and ensure all work groups are properly guided, in close cooperation with the Project Manager,in assembling and controlling the required resources (manpower, equipment, materials and tools required)to start and sustain the work efficiency and productivity until the completion of the project;

- Inspect work in progress to ensure conformity with QA/QC specifications and requirements, Industry Codes, Standards and Procedures, and provides technical advices to resolve problems. Manage Non Conformances and ensure priority closures within acceptable time limits;

- Advise PP in determining and procurement of tools and materials to be delivered at specific times in order to conform to the workloads, plans and schedules;

- Interact with other construction areas and Superintendent, discuss and review with PP the project Key Performance Indicators to determine accurate status of the project, making tactical decisions for allocating resources, and assigning staff requirements, to maintain project on target;

- Review reports from Superintendents, and forwards to PP for corrective actions ifproject becomes behind schedule or over the budget;

- Perform department on‐boarding and induction relevant to procedures, guidelines, policies, etc. Report progress in Daily, Weekly, Monthly basis in line with C&P team to ensure records completeness for contract compliances;

- Ensure and comply with the highest level of health, safety and zero accident during all stages of project execution and pro‐active with safety groups and contractors to promote safe and hazardous freework within the designated area. Assess risks involved in the construction activities, isolate and mitigate these and ensure risk compliance;

- Support and assist staff with skills training programs (if requires), with the aim of increasing worker skill and personnel development;

- Review of design drawings, technical specifications, BOQ and cost estimates, help C&P team in to derive specifications / material selection for target cost provisions and timelines;

- Material Indent time management for all materials, maintain control samples and coordinate these with the Design Team and the Contractor; Timely processing of reconciliation of all BNRI supply of materials;

- Review and manage all construction related queries to an amicable resolution; Manage field engineering change control process for the construction work and communicates changes to the PP. Assist integrating field-related changes with other technical interfaces;

- Manage, co-ordinate and control all meetings in relation to the construction of Contractor’s packages to ensure the overall requirements are met with. Review all construction methodologies and ensure timely alternates / solution to ensure timely execution, timely approval of method statements;

- Review and comment specific design or specification changes from commitment perspectives and report to PP;

- Responsible for proper setting out of all buildings and structures, Construction been done in accordance with the design intent complied with. Preparation of explanatory sketches and details whenever require for the execution of the Project;

- Perform specific duties assigned by PP from time to time.

- Ensure constant communication with all project staff to identify potential problems, formulate recommendations,solutions and report;

- Maintain established policies and procedures, objectives, quality assessment and safety standards;

- Responds positively to the needs of customers, supervisors and colleagues;

- Communicates ideas for improvement to Senior Employees.

Person Specification The ideal Candidate will have the following attributes:

- Relevant degree qualification – Bachelor in Engineering plus Post-Graduation in Construction Management;

- 15+ years of professional experience in the real estate construction market; Preferably High Rise (150+ Mtr) gated community developments;

- Age group 35 – 40 yrs;

- Strong written and spoken English;

- Ability to monitor and control the Build process;

- Team player but also able to work on own initiative;

- Excellent negotiation skills;

- Strong self-management skills to ensure timely issue of project deliverables.

Environment and Working Hours

- The office is an open plan environment;

- This role requires regular meeting attendance and flexible / extended working hours;

- Base working hours are as per BNRI requirements.
