About Company : Leading an Indian brand of cosmetics, Specialties in Beauty Salons,Skincare Products.  Job Location: Lucknow   Designation : Business Development Manager  Reporting to : Business Development Head  Key Deliverables of the Role :   Property Development for setting up Salons  - Presentation skills for sharing the proposal as required by Business Head   - Identify potentially good properties for salon set up along with the IPC, real estate agents & developers in the approved catchment.   - Franchisee sourcing   - Evaluate investment in the property based on business metrics like topline; ROCE etc .   - Co-ordinate with Ops.& Projects team for preparing the capital expenditure proposal and get it approved from CFO / CEO .   - Negotiate and close the deal with the landlords as per the legal SOP and timeline.   - Work closely with external consultants on title clearance cert.   - Execute closure of retiring franchisees and facilitate start up of new salons .   - Ensure smooth handover of the property with all the agreed amenities -to the projects team;as per the target business plan.   - Co-ordinate all legal / secretarial issues pertaining to the landlord/developer.   - Co-ordinate with legal & liaison team on compliances.   - Renegotiate or Relocate unviable outlets.   - Catchment mapping for newer territories.   Previous Experience :  - Experience with Salon or Retail industry preferred   - Commercial acumen in terms of catchment analysis & project evaluation.   - Solid 4-5 experience in rolling out service outlets for retail service industry through scouting, negotiation and closure.   - Experience in handling legal / secretarial issues
