Position Description : AVP - Facilities - Engineering Services  - Reporting to : Head - Admin / Facilities / Transport ( India )  - Work Location : Bangalore  Job Responsibilities :   - Planning and management of operational hard/engineering facilities and property management services, to deliver effective high performance productive workplace that meets the needs of customers.   - Responsible for routine and emergency operational delivery of the facilities, property and workplace management function, including R & D lab infrastructure support, Data center infrastructure management, develop, implement and maintain best practice.  - Ensure the proper functioning of all electro mechanical equipment like Transformers, DG, UPS, Chillers, RO Plant, Lifts, HVAC, Firefighting equipment, etc.  - Review and evaluate the effectiveness of the services provided by establishing quality standards and undertaking relevant audits.   - Ensure adherence and monitoring of PPM schedules, management of AMCs, calibration of meters and regular shut down activities.   - Effectively source and manage all facilities / engineering related contracts and contractors used by the company ensuring value for money.   - Work flexibly with the wider estate team undertaking any other duties which contribute to the team / objectives and values of the customers.  - Ensure Risk Management processes are delivered effectively across the organization and embedded in the culture.   - Ensure statutory compliance (electrical inspectorate, lift inspection, pollution control, water, waste management, fire inspection, etc.)   - Building up keep to desired standards & Maintenance related to Civil, Interiors, fabrication, Carpentry, Plumbing, etc.  - Handle facility operations & accountable for utilization and deployment of resources, cost saving in Facilities costs, Energy saving, Implementation of bench marking practices in Facililities and projects;  - Create and Implement mandatory safety rules Work permit system, EHS norms for Indoor Air Quality, Ambient air, DG emissions, Treated water quality, etc. and adhere to the same  - Implementing HSE processes, ISO related processes, Safety improvements, Safety audits, Health and hygiene audits & Ergonomic Surveys.   - Planning, control & trouble shooting for achieving the planned daily & periodic maintenance schedules within budgeted parameters.  - Maintain an effective system for preventive maintenance to minimize breakdowns/downtime of machines.  Desired Profile :   - 18 - 25 years of experience of managing building services in a property/facility management discipline or profession. Extensive track record of excellent facilities management service delivery   - Experience of developing, implementing, monitoring and evaluating effectiveness of facility management policies, procedures, building user manuals, specifications, SLAs, contracts, training and safe systems of work.   - Should have handled large teams and possess a flair for managing large teams comprising company staff and vendor staff   - Enhanced understanding and knowledge of facilities management including associated work processes, and legislation relating to building and health and safety legislation   - Knowledge of mechanical and electrical building services and control systems including the ability to diagnose and remedy faults.  - Engineering degree with specialization in Electrical / Electronics / Mechanical from premier institutions.  - Experience in IT / ITES / KPO industry preferred.  Personal Qualities :   - Collaborative partner who values teamwork and integration  - Decisive yet supportive of distributed decision making  - Proactively seeks to build and maintain relationships  - Motivational and inspirational with a commitment to excellence  - Excellent communication, listening and negotiation skills, inclusive of other's views  - Maturity in judgment, broad thinking and intellectually agile  - Demonstrates integrity and honesty
