Core Responsibilities : Working within the Development Management function, the Analyst - Development Finance will serve as a vital bridge between the development team and the various investment management, corporate finance, project finance and commercial teams associated with assigned projects. He / she will : - Assist the DM team with financial planning &amp; analysis for the development portfolio, including budgeting, forecasting / preparation of project cashflows, as well as forecasting of quarterly capital calls - Assist with project feasibility studies for various development components and options, including preliminary capital cost budget, highest and best use studies, pro-forma operating statements, valuation studies etc. - Take ownership of the underwriting model, adjusting for changes in the cost and revenue side of the project throughout the development life cycle and reporting impact on projected investment returns - Import underwriting models into Argus EstateMaster / Enterprise, setting up standard model input assumptions, and updating project cash flow models with actuals to date on a regular basis - Review integrity of 3rd party cashflow projections &amp; prepare staged project cash flow summaries and other ad hoc reports that may be required by capital partners - Analyze project performance and variances to budgets, costs to complete, sales rates, etc. - Assist the DM team in managing SPV liquidity, ensuring high capital efficiency and accurate projection of any capital calls / loan disbursements - Coordinate the preparation of the weekly / monthly MIS format and ensure timely production, analysis and presentation to senior management - Lead production of the quarterly DM report, assembling inputs from the wider project team into a comprehensive reporting package for presentation to management and other senior stakeholders - Assist with the implementation of relevant finance &amp; accounting software applications, ERP systems etc. Qualifications / Experience Required : - Minimum 2-3 years post-qualification experience with relevant undergraduate degree in finance, economics, engineering (or any other numerically rigorous qualification) - CA / CFA / MBA qualifications are a plus - Working knowledge of project finance, accounting and taxation - Experience working with senior-level stakeholders, and collaborating across functions - Experience within the infrastructure and real assets industry (or demonstrated interest in these industries) - Capable of building detailed financial models; experience using Argus applications is a plus - Strong working knowledge of MS Office applications (Word, Excel, PowerPoint etc.) - Strong quantitative skills and understanding of investment / valuation principles - Basic knowledge of India's real estate industry Preferred Qualities : - Strong written and verbal communication, negotiation, and presentation skills - Excellent time management and organizational skills - Capable of performing well under pressure and meeting deadlines - Ability to act and operate independently with minimal daily direction - Ability to identify and resolve problems and develop alternative solutions in a timely manner
