Job Title : Manager/Sr. Manager- Business Planning &amp; Analysis Position Reports To : AVP - Finance and strategy External Interface : - Investors - Investment advisors, brokers, Mutual Fund / PMS / FII Fund managers Minimum Qualification : - CA/ MBA - Finance from premier institute Minimum Experience : 4-6 years of experience Special Skills/Attributes : - Financial modelling - Strong business and financial acumen - Excellent communication and presentation skills - Excellent quantitative and qualitative analytical skills - Strong eye for detail - Ability to handle multiple businesses Overall Objective : - Finalisation of revenue, expense budget, capital expenditure for each of the mall for a financial year and periodic review the same for strategic decision by the management / stakeholders. - Forward looking revenue financial modelling to provide macro view of the business - Strategic initiatives / ideation for Retail business to boost efficiency and monitoring processes Key Responsibilities : Strategic : For Mall Business : - 5yr forward looking revenue financial models to provide a macro view of the business - Common brand analysis across malls to provide basis for next year projections - Key Revenue parameters across malls for comparative analysis - Bridge of rental growth between two financial years split as growth from Escalations, Churns, Vacant space lease-ups, consumption growth, vacancies etc. - Bridge of consumption growth between two financial years split as growth from same store sales growth, churn, vacancies and lease-ups - Half yearly / Quarterly / Monthly review on Actuals vs Budget analysis with specific focus on key takeaways for management - Views on budget realignment, Highlight any emerging trends etc- - Finalisation of revenue budget for each of the mall for a financial year a. Review of assumptions of the leasing teams for the following financial year b. Comparative performance of common brands across other Phoenix MarketCity Malls and review of assumptions of the leasing team c. Impact of escalations, churns and renewals to quantitatively analyse growth coming from efforts of previous year vs efforts of the current year d. Look forward view for key expiries over the next three years.&nbsp; NOTE : The Corporate Planning and Strategy team would be highlighting these to the CEO's Office so as to find some common tenants across centres to enable HO negotiation where necessary. - Path for underperforming stores - Macro developments impacting the malls and contingency plans - Finalization of expense budget for each of the mall for a financial year - Ensuring the effectiveness of the budget by focusing on key components of Manpower, Utilities and Engineering : - Wage and regulatory changes and the impact of the same - Attendance/availability and its impact - Expense coefficients across all the malls - Cost control and efficiency enhancement initiatives. Analysis of the same over multi year period. - Evaluation of previous year Out of Budget items for inclusion in R&amp;M expenditure if required - Finalisation of capital expenditure for each of the mall for a financial year - Analysis of the budget of last year and identify - Completed items and costs incurred thereunder - Out of Budget items - Capital Expenditure items called off or postponed due to asset life enhancement initiatives - Capital Expenditure items spilling over completion to next year - Items carried forward to next year - Asset Life review to decide maintenance versus replacement - 5 year ahead schedule for major equipment to plan the capital expenditure cycle better - Evaluation of previous year Out of Budget items for inclusion in capital expenditure, if required - Periodic review of actuals versus various budgets set for the year - Monthly variance analysis as captured in mall monthly MIS with focus on key parameters causing variance - Quarterly review with the mall team and the retail team on revenue, expenses and capital expenditure budget vs actuals. - Half Yearly review to analyse and highlight key variations and necessity for budget readjustments - Annual Review of performance against the budget or revised budget, if applicable.
