Technical Risk Monitoring Professional - Real Estate Micro Market

QUALIFICATION: Thorough knowledge of Real Estate micro market in key cities, engineering background preferred.

JOB ROLE / RESPONSIBILITIES :

Provide inputs to the Risk team via a detailed technical assessment of RE projects across key cities which would include Project valuation and Project feasibility assessment.

KEY ROLE:

Role requires:

- To understand the contours of the Real estate deal, provide assistance to the Risk team for project related decisions and structuring the loan. The role also requires providing an independent view on the proposal submitted by the internal team.

- To complete full diligence for the RE project, monitor the sales velocity vis-vis micro market, supply and absorption rate, collection pattern, etc

- To proactively and on an ongoing basis monitor the project work and cost estimates.

- Monitor and follow for compliance of covenants mentioned, compliance of sales estimate with actual, status of municipal approvals.

- Monitor the collateral with the stipulated covenants.

COMPETENCY REQUIRED:

- Thorough understanding of Real estate, particularly in key markets of Mumbai, Thane, NCR, Chennai, Bangalore and Pune

- Detailed understanding of the local Development Control rules and good network with architects.

- Proficiency in Excel and MS word with excellent communication skills.
