JD - LAP(Loan Against Properties) - Operations & Sales

1. Detailed Product training

2. Developing credit policy for secured loan products and recommending improvement based on the market scenario

3. Training the credit team in credit underwriting process and guiding them to ensure quality in Credit Underwriting

4. Pre sanction: Scrutiny of applications (Distance criteria, branch criteria, CIBIL check, overlap check with SSFL, Under writing of LAP application (evaluate the credit worthiness of applicant with proper income proofs, enquire loan and saving obligations with validating of CIBIL and bank statements, house hold expenses and business expenses Etc.,)

5. Cross check of CIBIL report Vs loan appraisal report

6. Proper scrutiny of bank statement of applicants (loan EMI deductions, late payment or cheque bounce charges etc.,)

7. Verification of customer sub ledger of existing loan accounts, verification of title deed, link documents, EC & Legal opinion Etc., How to present file in credit committee.

8. Post Sanction: intimate the sanction terms and conditions to branches, and make sure of they shall follow the further process, Verification of MOTD documents which is signed by property holder and its EC issued by sub registrar Verification of branch acknowledgement letter issued by branch manager, for list of documents collected from borrower, Verification of documents like loan card, sanction letter post disbursing, Taking reporting from RMs of LAP product and shall share their attendance to payroll at end of every month.

9. Responsible for maintaining the portfolio quality

10. Maintaining the Minimal TAT/ or as per the Standards

11. Monitoring the file movement from login to disbursement, and ensuring there is any delay in any of the Stage/Queue

12. Ensuring and verification of loan utilization

13. Sharing MIS Reports on Daily, Weekly and Monthly, based on Management Instructions or need based
