Senior Manager - Finance (Assets)


Finance Function :


1. Review and finalization of MIS on monthly basis by 1st of every month;

2. Variance analysis for quarterly/semi-annually Budget vs Actual vs Underwriting

3. Setting up processes and procedures for processing AP/AR and ensuring its implementation on day to day basis

4. Ensuring compliance of the investee companies with regulations as well as JV agreements. Highlighting areas of non-compliance, if any and taking corrective actions

5. Secretarial review of the notices, agenda, minutes of meetings, ROC forms etc. for SPV

6. Ensuring compliance of SPA, conditions precedent reporting and timelines.

7. Ensuring all open Assessments, litigations are on track, maintaining pre-acquisition expenses tracker

8. Coordinating with seller entities for pre-acquisition and take over formalities

9. Statutory compliances :

a. Preparation of TDS returns, GST returns periodically

b. Monthly TDS & GST deposition

c. Reconciliation with 26AS

d. Application for Lower TDS

10. Follow up with debtors for realization of payments, sending reminders, balance confirmations, follow up for TDS certificates etc.

LEASING FUNCTION :

1. Maintenance of Rent Roll & its updation on monthly basis

2. Sending reminders to leasing team for agreements to be expired in next 1yr and taking status of the same on monthly basis

3. Maintaining digital database of Leases/LLA/LOIs and custodian management for physical documents

4. Ensuring bills are generated on time and its reconciliation with rent roll on monthly basis

5. Comparative or any other analysis of leases as and when requested by CEO/CIO

OPERATIONS FUNCTION :

1. Frequent coordination with Property management team

2. Organizing monthly Ops update meetings, reviewing insurance policies, statutory compliances trackers etc.

3. Preparation of CAM report on annual basis and get the same audited.

4. Review & finalization of annual CAM budget with Property management team

5. Tracking IRR of SPV on quarterly basis and its reporting
