Overall Purpose/Objective:

Responsible for smooth fund flow management, project coordination including budgeting, monitoring, ensuring commercial feasibility, coordination with projects and finance ensuring timely completion of project, sound financial management as per company requirement.

Key Responsibilities:

- Coordination with existing/new banks for existing / new loans

- Ensuring compliances with covenants for the existing loans in a timely manner

- Provide financial analysis to respective Projects Head and Senior Management on various processes as per need

- Responsible for handling of cash flow for respective projects/ SPVs by applying best treasury management practices

- Coordination with the Liasioning and Legal Team for Title Search reports and related matters

- Monitor cash flow situation for respective project/ SPV on a day to day basis so as to ensure least outflow on account of interest in each entity

- Prepare business models & do financial analysis for raising debt for the project.

- Coordination with Sales/Leasing Team for Sales/Leasing/Collection and assisting them with MIS and other management reporting

- Coordination with Legal Team and assisting them from finance perspective for Sale/Leasing/ Loan transaction

- Single point of contact for Sale/Lease team, Legal team and Accounts and Finance for transaction closure

- Coordinating with Project team to Monitor the budget spending of each Cost head for respective project on a regular basis by analyzing the planned Vs. actual spend, Sales & Collections status v/s the projections, project progress against the budget through regular tracking

- Responsible for analyzing the reason in case of fund requirement/ indent by any department in excess of the approved budget

- Maintaining proper documentation, MIS, reporting of all loan /investment transactions

- Monitor all overhead costs for respective projects e.g. site related costs (preliminary development expenses, cost of spares, site administration expenses, property tax, etc.) as well as common costs

- Support the Accounts team for their various internal & statutory Audit requirements, reconciliations etc. for respective Projects

- Handling the Credit Rating for respective SPV and

- Reading, reviewing all term sheets, sanction letters and loan documents. Ensuring execution of CA certificates, Valuation reports, TSRs and all ancillary documents for disbursement of loan, Mortgage creation, and ROC filing.

- Ensuring timely monthly debt servicing by coordinating with accounts team.

- Providing various UFCEs, CA certificates, and necessary documents to Banks / Financial Institutions in the normal course. Arranging for NOC from Banks for any specific activity.

- Applying for new LEI and renewing existing LEIs.

- Assisting HO and Mall Accounts team with Banking and CMS support by coordinating with Banks.

- Maintaining rapport with Bankers, Credit rating agencies on a regular basis.

- Preparing Budget Vs Actual for Under construction projects

- Interest MIS

- Debt MIS

- Mall Performance MIS

- Rent rolls of all projects

- Cash Flow MIS
