Job Purpose:

- Acquiring and managing a portfolio of construction finance for real estate sector across target markets through a team of dedicated CF RM's.

- To Independently manage a part of the balance sheet of the bank by managing portfolio of construction finance & relationships.

Major Deliverables :

- Source New Relationships, Loan Origination's through a team of dedicated CF RM's and manage the varied needs / requirements of real estate developers & builders comprising of :

- Construction Finance

- Structured Finance

- Builder Lease Rental Discounting

- Project Finance

- Create and manage progressive relationships with Builders / Developers, Real Estate Intermediaries, Real Estate Brokers, International Property Consultants, Real Estate Funds and various Industry Experts for creating dynamic database of contacts and data sources relevant to the real estate market.

- Develop expertise of team on real estate project evaluation, structuring and credit & technical analysis

Principal Accountabilities :

Business Development / Deal Origination :

- Support acquisition of new business from existing Client groups by active engagement, research & sector tracking and provide support to offer clients customized solutions for their financial requirements

Credit Appraisal and Due diligence :

- The role requires CF Head to monitor a transaction and detailed appraisal and due diligence of the project/proposal (Technical/Financial/Legal/Regulatory etc) by CF RM & Credit Analyst and make a convincing pitch of the proposal to the Top Management and Credit Committee.

- Considering the long & short time horizon of real estate projects (1to 5 years), CF Head should have capability to understand real estate sector trends across target markets and structure the transactions accordingly under the guidance of Senior Management.

- The process includes steps such as Promoter Analysis, Reference Check of Borrower / Promoter / Sponsor, Market Research & Sector Analysis, Regulatory Risk analysis, Financial Modeling and Analysis, Contract Evaluation, Development of Risk & Mitigation Matrix, SWOT analysis, Term sheet preparation and support in negotiation and Recommendation and Presentation of proposal to Credit Committee

Portfolio Management:

Post signing of the Financing Document, active monitoring of the projects through a team of dedicated CF RM's on a continuous basis with regular engagement/ interaction with External stakeholders viz. Client, Owners Engineer, Lenders Consultant, Financial Institutions and Internal stakeholders viz. Risk and Asset Management, Accounts, and Legal team.

Key responsibilities:

- Collection of receivables in escrow account and monitoring of expenses towards construction of project funded.

- Actively tracking client performance

- Management of stressed assets

- Ensure compliance of covenants

- Site Visit

- Regular meeting with all the stakeholders

- Regular review of periodic reports prepared by valuers & lawyers across all locations.
