1. Experience:
a. Should have handled the Mumbai and Pune markets from a BD / Acquisition /Investments role profile - this may or may not be from an Industrial & Logistics asset class perspective.
- Need the person to be aware of the RE dynamics of these cities.
- Even if the candidate has done Residential or Commercial land acquisition, it works.
b. Overall experience between 10 - 15 years in Real Estate. Immediate team below will have 7 - 8 years exp. So experience of less than 10 years may not work - needs to have command over the team (in terms of experience and providing guidance).
c. Should have closed land / acquisition deals - should know the full end to end cycle of deal making:-
i. Deal funnel - lead generation - through local broker network and International Property Consultants (CBRE, JLL etc).
ii. Deal filtering - in line with KSH Infra criteria.
iii. Term Sheet drafting - needs to be comfortable with legal terms with the ability to drive lawyers with scope, fees and timelines.
iv. Negotiations with Owners - Awareness of various deal structures is critical -JD / JV / Outright / Forward Sale / Land Lease etc.
v. Financial modelling - don't expect the candidate to run the numbers - but the candidate needs to be comfortable with Excel, finance terms, structuring etc.
vi. IC Memo / Deck preparation - with clear identification and articulation of SWOT, Risks and Mitigation measures, Financial Returns expected etc.
vii. Hand holding the deal to final closure including Definitive Documentation - when monies are paid and possession of the land is taken.
viii. Candidate should make a list (Annexure) of deals that he / she has concluded in the last 10 years - his/her role, timing of deal, extent of land, BuA, Location pin - Google, money deployed etc.
d. Should have lead a team of at least 2 - 3 people in the past.
2. Critical requirements
a. Should be a Graduate and street smart. CA / CFA / MBA are added bonus.
b. Good knowledge of finance - with the ability to do back of the envelope calculations to be able to sift between workable / non-workable deals from a sheer return's perspective.
c. Should have a good understanding of how the financial models work. Should be able to retain and speak numbers in meetings.
d. Understands the nuances of Definitive Documentation - Term Sheet, Sale Deed, Joint Venture Agreement, Joint Development Agreement, Development Management Agreement etc. from a legal perspective.
e. Should have a good IPC / Local broker network that can be mobilised to get land sourcing to commence.
f. All these (b - e) points are taken care the moment the candidate has closed deals end to end.
3. Soft skills:
a. Good communication and presentation skills
b. Perseverance with an eye for details
c. Delegate effectively - and mentor the team below - will have an analyst below
d. High on Integrity & Trust
e. A go getter - Should be able to drive deals by self - without much oversight.
f. Ability to work with cross functional teams to build consensus and take proposals through the KSH system. Pleasing personality who can work his way through.
4. Added bonus
a. Worked with PE Funds and understands their eco-system.
b. Loves traveling (and this will get really tested) and meeting people.
c. Is a CFA / CA with the ability to do modelling himself.
d. Age - less than 40 years.
