Purpose of Job - Asset Manager for monitoring all the equity investments made in the platform

Reporting structure : 

Reports to National Head - Asset Management

Positions that report into this role : Currently NIL

Essential Qualifications:

- Chartered Accountant/MBA-Finance (from Tier I Institution)

- B.E.( Civil) or B. Arch

- Technical experience in real estate

Essential Experience

- 10 years of experience in handling Real Estate

- Preferably should have worked with an Equity platform

Knowledge:

- Financial expertise in real estate investment & structure

- Knowledge of taxation, equity & debt instrument, DTAA, Technical costing

Action:

- Practical in approach and has a problem solving attitude

Care:

- Strong forecasting ability to ensure investment performance

Impact:

- Develop & implement processes to ensure control.

Key Roles/Responsibilities:

- Responsible for the performance of the Equity -Asset Management division

- To set-up Asset Management processes for Equity platform

- Monitoring all the equity investments made in the platform

- Coordinating with all the equity clients on a regular basis

- Assisting in designing the scope for the Project Management Consultant (PMC)

- Ensuring that the desired deliverables are submitted within time limits by the PMC.

- Reviewing the PMC reports and submission of necessary reports at pre-defined intervals to the Co-investment partner

- Conducting independent checks by visiting sites and meeting the project and sales team of the client

- Independently analyzing financial model and Project MIS for the transaction

- Tracking and monitoring of the key financial & operating parameters of investee entities

- Reviewing the financial model of each transaction along with key drivers of business

- Competitor benchmarking for the micro-market

- Analyzing the cash flows through escrow accounts wherever applicable

- Highlight early warning signals by analyzing operating & financial parameters

- Portfolio review presentation to senior management

- Assess the impact of regulatory changes/announcements on investee entities

- Provide insights into economic trends and potential impact on the investee entities

- Keeping tab on credit & external reference checks of the investee entities
