Job Title: Transaction Manager

Job location: Pune India

Reports to: Head of Real Estate ISC and indirectly to CoE Transactions

You are a part of :

Philips Real Estate transaction management. We deliver value and strengthen Philips RE portfolio and strategic focus by means of delivering affordable, flexible, engaging and sustainable Real Estate transactions.

In this role, you have the opportunity to

- Deliver value and strengthen Philips RE portfolio and strategic focus by means of delivering affordable, flexible, engaging and sustainable Real Estate transactions within India subcontinent.

- Source RE transactions aligned to Philips strategic focus

- Ensure PRE and business leaders make informed, sound decisions on them.

- Negotiate and close RE transactions and contracts, ensuring they meet or exceed Philips expectations.

- Secure a well-controlled transaction project lifecycle (including engaging, sourcing, conducting due diligence, negotiating, executing & closing a transaction) according to Philips standards, processes and policies.

You are responsible for :

- Manage all aspects (legal, financial, negotiation, stakeholder & vendor management) of a high quality, compliant (& auditable) transaction process according to Philips standards.

- Analyze & research market. Procure, review & analyze RE valuation reports. Use Philips financial tools (@investor) to support rationale. Source & shortlist sites for expansion or relocation according to Philips processes.

- Review, present and get approvals of Business Leaders & PRE Business Partners for Transactions:

- Work closely together with global CoE transactions on processes, templates and KPI's.

- Advice and challenge strategic rationale, headcount projections, financial implications, identification of liabilities, risks and opportunities.

- Select SP (Service Provider) according to global standards, procedures and templates.

- Execution and closure (with external Service Providers) of real estate transactions (acquisition, divestment etc.)

- Transaction process audit compliance in direct relation with the CoE Transactions and according to our global ethical standard.

- Provide assistance with property related issues, such as landlord obligations, lease terminations, buy-outs, alteration approvals, property tax issues, etc. and prepare regular report.

- Maintaining all relevant data systems information (Planon updating) including lease events, options etc.

- Provide input to PRE management for Annual Operating Plan (AOP) process

- Drive the business case/ @investor process until approval

- Prepare location search overviews (presentation) and accompany site visit tours and Short listing process

- Manage invoice(s), POs related to property, service providers with as per defined process.

To succeed in this role, you should have the following skills and experience

- Bachelor/Master in Economics, Finance or Real Estate. Accreditation preferred (MRICS or similar)

- 8-10+ years of (corporate) real estate experience

- Strong interpersonal, written and verbal communication and project management skills

- Solid analytical & financial acumen. Experience with (& understanding of) decisions which impact P&L and balance sheet.

- Knowledge of financial aspects as IFRS, NPV, IRR and understanding

- Knowledge of civil/public legal property principles.

- Experience in & has been responsible for transactions, negotiation & deal making. Strong negotiator

- Experience in lease contract management, acquisition & divestment of property with strong understanding of local regulation.

- Ability to influence business decisions through fact-based insight/ presentations.

- Ability to operate and proactively act in a dynamic and challenging environment

- Negotiation-handling with uncompromising sense of business integrity.

- Knowledge of legal and financial conditions of (sub)-lease contracts, set-up, negotiation, execution and management
