Job Title : Project Manager, Real Estate

Job location : Pune India

Reports to : Head of Real Estate ISC and functionally to global CoE Projects

You are a part of :

- A team of working professionals with a lot of experience in various fields around corporate real estate, construction, transaction, facilities, manufacturing and research & development. Our Philips Real Estate team takes care of approx. 1m SF portfolio in the Indian sub-continent. You will have a direct reporting line to the Head of Real Estate, ISC and work closely with RE vertical leads. Every member of our team is eager for the team to be successful as a team and also with individual contributions and growth. Over the next three years we have several high profile projects in India that are aimed at putting Philips as a leader and visionary in the Health Technology Sector.

In this role, you have the opportunity to :

- Provide great places to work and state-of-the-art building infrastructure for our businesses that are needs-oriented, attractive and in line with market requirements and standards. Moreover, you'll get the chance to drive E2E delivery of high quality projects within the India market.

You are responsible for :

- Prepare feasibility studies, contribute to business cases and be subject matter expert within India for - all office and construction related topics.

- Delivering projects (i.e. large capital projects, new build, refurbishments, demolishment, etc.) within quality standards and aligned time schedules and budget

- Managing multiple projects in parallel across manufacturing, logistics, R&D and businesses by managing the delivery of external Project Management providers

- Appoint and manage general contractors and related sub-contractors to drive successful project realization within approved targets

- Appoint and manage direct 3rd Party vendors to drive successful project realization within approved targets

- Coordinate all work-streams (IT, procurement, finance, change management and other internal stakeholders) and business to deliver planned (including adhoc projects).

- Lead the handover process to facility management colleagues ensuring acceptance by stakeholders is achieved together with all necessary training and as-built information is provided. Remain responsible for the close out of defects/snags throughout the defects liability period

- Presenting project plans, status reports & spend forecasting to senior project stakeholders and performing change management for alternative workplace solutions

- Prepare and update global reporting systems in accordance with our project guidelines and standard process

- Managing, approving & complying with project-related accounting, invoices, vendor relations, procurement procedures, etc.

- Continuously improve project management practice at Philips, to increase efficiency and predictability of project planning and execution (workplace solutions, guidelines, templates, checklists, etc.). Work closely with the global Center of Excellence to further best practice within Philips Real Estate and contribute to strategic initiatives

To succeed in this role, you should have the following skills and experience :

- Minimum bachelor degree in civil engineering, architecture or other relevant discipline

- Minimum of 10-12+ years post graduate experience and track record in international project management, construction management and workplace design

- Proven project leadership and stakeholder management skills

- Strong interpersonal, written and verbal communication, negotiation and project management skills

- Proven ability to drive projects & change initiatives through multinational project teams (both internally and externally) across a matrix environment

- Self-dependent, well organized, methodical and aiming for high quality standards

- Solid analytical and financial acumen, experience in business case calculations, project financials and legal issues

- Excellent English skills;

- Solid experience of project management software tools

- High flexibility and frequent traveling is required

- MRICS and/or PMP certification will be added advantage.
