Job Summary

The incumbent will be responsible for driving business value by ensuring sound, fact-based RE decision making in Philips India Markets, driving portfolio optimization. He/she will leverage deep insights of business needs & Philips strategy; will focus on executing global strategy ensuring a good balance between global and local requirements. The role will require the successful candidate to partner with business and Enabling Functions to drive Real Estate solutions. The incumbent will lead PRE for his/her - large account- and will be accountable for global/regional team direction & RE overall performance: will drive the delivery of trusted, reliable and affordable PRE services and drive committed PRE results. He/she will be responsible for developing the organization and the function, both within Philips and for the strategic partners

You are responsible for

- India market's RE P&L & team direction & performance

- Explores opportunities and implements these to optimize portfolio. Develops mid-term portfolio plans for the account

- Builds and leverages a network of functional professionals to drive the functional agenda.

- Manage the RE Portfolio of a - large account- (Philips / Market(s) / Region) in alignment with LT. You drive PRE strategy with business & control PRE's KPIs

- Initiate and steer all feasibility studies in your market up to the @investor approval

- Manage the RE side of the Annual Operating Plan (AOP) together with finance.

- Serve as an escalation point and be accountable for all RE topics within his region (Portfolio / Transaction / Projects / Facility): i.e. demand collection, scenario planning, delivery of services and costs

- Drive stakeholder and employee satisfaction regarding Real Estate solutions and the work environment

- Provide input to Strategic Planning including input for forward looking strategic plans, drive Business Reviews, monitor improvement plans to be executed.

- Drive development and implementation of the real estate strategy for your region/market

- You manage AOP and meet budget & P&L targets for your - account- .

- Initiate and manage RE initiatives (TFM, WPI etc.) in line with business objectives. Transform the RE portfolio in a flexible portfolio

- Lead, develop and coach RE teams. You drive & create a performance culture

- Drives execution of the E2E processes & programs within your - account-

To succeed in this role, you should have the following skills and experience

- Masters- degree in Economics, Finance or Real Estate (or similar)

- Relevant certification preferred (MCR, SCLR, or similar)

- Min 15 yrs. of (Corporate) RE experience in intl. multi-cultural environment.

- Experienced in Process, Performance and change management.

- Experienced in stakeholder management, account management and in managing expectations within matrix management environment

- Strong customer interfacing skills (i.e. strong interpersonal and influencing skills with a customer oriented attitude).

- Working knowledge of transactions, design, construction management, facilities and property management. Experience with New Ways of Working is preferred.

- Strong People Management skills

- Affinity and experience in driving smart workplace and green & digital building concepts
