1) Generate and Manage all leasing leads and activities for Pan India facilities including planning and development, leasing management and budget forecast in order to maximize rentals, thereby increasing profitability with the most desirable and productive tenants: long-term & short-term leasing, specialty, kiosk, food court and seasonal tenants.
2) Manages all leasing activities including attracting new tenants, vetting prospective clients, rental negotiations and the development of attractive leasing packages
3) Assist Tenant Coordination in construction projects directly or indirectly related to tenant finish
4) Pro-actively market the facility according to tenancy plan and maximise occupancy with best tenant mix that will attract consumers in the facility
5) Review, analyze, propose and advise management and tenants on product/service mix concepts, construction requirements and compliance to contractual obligations
6) Collaborate with other Departments for the improvement of tenant's performance as well as tenancy and leasing operations for the purpose of actualizing target rental income budget and planned occupancy levels; achieve tenant satisfaction within the limits and conditions
7) Attracting Top brands and Conducting targeted market research to identify prospective tenants and maintain a data base for prospects / potential tenant list pipeline.
8) Execute comparative surveys to ensure competitive market pricing.
9) Providing updated assumptions for the Leasing Assumption Report
10) Providing Property Leasing Assumptions for the annual development of department budgets.
11) Assist in preparing and adherence of annual Budget for Leasing.
12) Monitor, control, and adjust, as appropriate, specialty leasing budgets and forecasts and ancillary income goals to meet year-end projections.
13) Work with tenants to develop retail standards and ensure tenants fulfill their lease obligation
14) Coordinate with legal, projects and various departments for closure of the activities and legal documentation on time
15) Oversees the collection of rent / CAM / MG payouts and serve as the primary agent to take action against delinquent renters.
