POSITION - Manager Risk ( Legal, Operational & Credit ) - Real Estate

REPORTING : Risk Head

CTC : 9 lac to 11 lac pa ; based on current CTC, experience, education & interview status.

LOCATION :- MUMBAI ( Santa Cruz )

JOB DESCRIPTION:-

Managing Collateral from Clients in form of Real Estate, in line with Risk policies of the organization and taking care of the entire chain including but not limited to assessment of collateral, valuation, title search, execution of charge creation documents and necessary documents with guidance from Legal and Risk Team. Resource should also be able to handle post charge creation monitoring and data maintenance.

1. Perusing of title opinion report and valuation report of properties offered for mortgage

2. Perusing the CAM and verifying whether necessary supporting documents like Personal Guarantees/ Corporate Guarantees of the mortgagors are stipulated therein

3. Verifying MOA & AOA of the companies

4. Verifying the Board Resolutions /Resolutions of General meetings

5. Clearing acceptance of properties offered by the mortgagors as securities

6. Perusal of Title documents,supporting documents, executed documents (if in line with risk and legal approvals

7. Raising of deferrals on mortgages, getting approvals from legal/credit and ensuring closure of same by regular follow-up with business team

8. Confirmation regarding creation of mortgages.

9. Follow -up action for filing of charges

10. Scrutiny of Form-8 and Form-17

11. Discussion with Legal and Credit about deviations/special circumstances

12. To be involved in drafting and finalizing models for ascertaining eligibility based on acceptability, valuation and marketability of property linking same to credit scores assigned by Credit Risk Underwriter

13. Mentoring of Relationship Managers about Mortgage formalities, legal requirements and safeguards to be observed

14. Verification of MOEs/Declarations/Mortgage deeds/Other mortgage documents received from other Banks, institutions as part of Consortium/Multiple Bank arrangements

15. Preparation of Property Master, linking of securities to the concerned accounts

16. Release of Title deeds and updating of Property Master

17. Verification of and updating of Insurance policies on the mortgaged properties

18. Managing liquidation and coordinating with local RM and valuers or other real estate participants for early disposal of the properties belonging to defaulting clients.

Qualifications :

B.com / BBA /M. Com and/or Civil Engineer and L.L.B./M.B.A./C.A./C.S.

Experience : 5+ years (with 3+ years of relevant experience in field of Real Estate Collateral Management)

Functional Competencies - Good in MS Office

- Good Analytical skills

- Team working qualities

- Always ready to take new assignment and complete on time.

- Acquired knowledge of new methods and technology

INDUSTRY : Banks / NBFC / Mortgage finance companies / Real Estate due diligence project consultants into relevant position .

Ability to review processes and identify risk and control gaps, Proficiency in operation of M S Office (Excel, word, power point), Excellent Communication Skills (Written and Oral), Good Analytical Skill and problem solving attitude
