TITLE : Manager Leasing

BUSINESS UNIT : Industrial & Warehousing

REPORTING TO : Associate Director, Industrial & Warehousing

KEY DUTIES & RESPONSIBILITIES : 

Business Development -

- Demonstrate strong business development activities through networking, industry seminars and other sources. Leverage existing and new relationships with developers and corporates particularly focussing on sourcing industrial acquisition / disposal transactions and warehouse lease/sale transactions

- Coordinating with respective authorities for all clearances, documentations and other compliance tasks.

- Identifying & sourcing of quality supply of industrial and warehousing deals within urban area and execute transactions

- Networking with real estate intermediaries, local brokers, develop contacts with key persons in the State Industrial Development Corporations, Trade Associations, India Entry Consultants etc. for identifying business opportunities.

- Preparation of marketing materials such as presentations, proposals etc. Develop and execute parallel strategies for business development for responsible geography.

- Meet / exceed revenue targets

Transaction Management -

- Source & execute all industrial acquisition/ disposal transactions and warehouse lease/sale related transactions, spot transaction opportunities and the market trends

- Responsible for deal sourcing, execution and closure of transaction across a variety of industrial real estate transactions be it acquisition for manufacturing units, disposal of surplus industrial assets via private sale/ competitive bidding, auctions and cater to warehousing requirements.

- Assess client requirements, initiate & maintain client interactions, provide inputs on pricing, participate in proposal discussions, marketing of transaction to occupiers / investors, identification of partners for the client and negotiations

- Timely identification of deal breakers in the transaction and provide innovative solutions.

- Prepare engagement letters, information memorandums, financial analysis, market intelligence and seek inputs from solicitors, legal consultants & Government bodies.

- Manage the complete registration formalities along with drafting required documents like MOU, LOI, affidavits and declarations etc.

- Actively sell transaction services and create cross selling opportunities; generate new work from existing clients

- Ensuring optimum client service delivery and engagement - calls, meetings, site visits, presentations, follow up, accurate & timely submission of company proposals to prospective clientele and overall

COMPETENCIES / REQUIREMENTS : 

- Post Graduate with a minimum 4 - 6 years of experience

- Excellent Communication & inter personal skills. Strong analytical, proven negotiation & financial skills with the ability to adapt to change

- Self-starter, Confident, Collaborative Strong Networking & Persuasion skills with ability to multi task and work in a team

- Proficient in MS Office (Word, Excel, Power point)

- Prior experience in Industrial / Warehousing transactions with complete understanding of real estate transaction practices including knowledge of relevant legal jurisdiction

- Ability to deliver under challenging scenarios.
