Manager - Construction Operations - Real Estate Firm (12-15 yrs)

Gurgaon/Gurugram Job Code: 788953

12-15 years of experience post-graduation in Civil Engineering

1. Responsible for delivering the project on time within budget and meet all stakeholder's expectation

2. Define, establish and maintain appropriate overall plant and human resources required to deliver the project

3. Liaise closely with HSE & Quality teams in order to continually monitor and improve safety, quality and environmental performance

4. Develop and review construction methodology with a view to improving efficiency, productivity and cost effectiveness

5. Project Budget Tracking

6. Tracks spends against allocated project budget

7. Bills and Payments :

- Certifies the bills of consultants

- Follows up with Contacts and Accounts to ensure that the payments to consultants are made in a timely manner

8. Selection of Consultants/vendors :

- Prepares Requests for Proposals for services that need to be outsourced locally such as electrical, civil, mechanical and services

- Identifies suitable vendors for various contracts

- Conducts a comparative analysis of shortlisted vendors and makes recommendations

- Provides technical/work scope inputs to Contracts to prepare the contract

- Follows up with Contracts for sign off on the agreement / Letter of Intent (LOI)/work order

9. Coordination with Project Management Consultants/ Contractors :

- Conducts weekly review meetings with Contractors / Project Management consultants on work progress, construction schedule, design or quality issues

- Identifies issues hampering project progress

- Resolves project related issues or bottlenecks

- Obtains the materials from purchase department Material Procurement

- Follows up with the project management consultant on the schedule of materials required

- Coordinates with Contracts for the fulfilment of material requirements for first class items

- Coordinates with Design and Regional Head on selection of fittings (if required)

10. Project Tracking :

- Tracks and monitors progress of construction activities with respect to final drawings, design, construction schedule and budget

- Conducts daily meetings with team members to discuss progress and issues

- Monitors quality of work by conducting visual inspections on a regular basis and scrutinizing reports from PMC consultants

11. MIS & Reporting :

- Prepares monthly report on Project updates

- Provides project updates to Accounts and Sales team for generation of customer bills

12. Process Adherence :

- Complies with company defined guidelines and processes

- Adheres to project timelines

13. Process Improvement :

- Identifies processes/procedures in own work area that need improvement

- Recommends process improvement ideas to streamline efficiency/costs/productivity

- Undertakes process improvement activities in own work area
