Job Type: Permanent

Qualifications:

- Graduate in any stream

- Preferred a Masters/Post Graduate in Supply Chain or Marketing Management or Project Management from a Premier Institute/University.

Experience:

- 5+ years- comprehensive experience in industrial real estate or a related field, or equivalent combination of education and experience, sufficient to perform the essential functions of the job.

Skills:

- Leasing manager is directly responsible for all aspects of leasing and marketing of the rental communities.

- Demonstrated experience with preparing leasing budgets/pro-forma.

- A creative and aggressive deal closer, with exceptional negotiation skills.

- Financial acumen.

- Strong written and verbal communication skills.

Key Responsibilities:

- Leasing responsibility for maximizing the performance of the Company's real estate portfolio in the Mumbai and Pune markets.

- Play an integral part in developing the leasing strategy and execution on the repositioning of properties.

- Be versed in dealing with and negotiating - blend and extent- of major leases within the portfolio, and negotiate - build-to-suit- opportunities.

- Manage and source a broker network, canvas for new tenants, maintain current tenant relationships, and negotiate lease proposals, amendments, and lease renewals.

- Team up with other departments including Acquisitions, Portfolio (Asset) Management, Property Management, Legal, Construction, and Accounting.

- Must have a good knowledge of supply chain solutions and contacts amongst 3PL & corporate customers.

- Achieve desired occupancy levels, resulting in increased revenue for the company, by building and maintaining strong landlord/tenant/broker relationships within the industry.

- Build and manage a pipeline of potential tenants.

- Work directly with Legal, Finance and Portfolio Management to structure contract agreements.

- Review and approve letters of intent and leases to verify conformance with company goals and leasing objectives.

- Assist in analysing, collecting and presenting tenant financials and business plans for underwriting purposes.

- Prospect and locate potential investment opportunities for current and prospective clients.

- Draft transaction forms including, but not limited to, letters of intent (LOI- s), commission agreements, buyer representation agreements, co-broker agreements, referral agreements, listing agreements and other related brokerage documents.

- Interface with clients and prospects to successfully define the parameters, transaction terms, listing and related agreements.

- Participate in contract negotiation and due diligence efforts.

- Assist in the marketing of each property and ensure updated information and accuracy in all collaterals, website, and marketing venues.

- Draft various types of brokerage service proposals for potential clients.

- Draft Broker's Opinion of Value reports for lending institutions.

- Ensure highest quality of communication with tenants, landlords and clients through monthly emails, phone calls, and hard copy deliverables.

- Develop a marketing strategy, evaluate marketing techniques available and select those techniques that have maximum appeal to the target market at a reasonable cost.

- Maintain an accurate and in-depth knowledge of the areas such as pricing, availability, lease, terms, fees etc.
