Key Account Director - Property & Asset Management Operations (15-20 yrs)

Property & Asset Management operations of Commercial buildings located at 4 different locations for Client

Duties and Responsibilities

- To act as SPOC to client for complete scope of work and manage complete operations as P&L head for the organization

- To ensure that Portfolio is driven with international safety standards with a core focus towards zero incident and establish a safe environment of working for all

- To provide superior client service and to ensure that all locations deliver the same service standards.

- To ensure delivery of services within the agreed budgets and ensuring that agreed SLAs are complied with to ensure quality services. To Control and monitor the common area maintenance cost and drive continual optimization of services and costs across the portfolio

- To manage a large team of direct reports and ensure that all work in same direction to achieve the organizational objectives with higher level of customer satisfaction

- Working within the guidelines established by IPC & CLIENT and ensure that all direct reports and on-site staff are properly and efficiently managed, including coaching, performance management, and reviewing of staff

- Ensure staff and contractors are working in proper efficient working environments, including but not limited to the adherence to Health and Safety requirements and efficient equipment.

- Responsible for complete buildings operation & maintenance ensuring smooth operations related to property and asset management with all safety related compliances.

- To support Procurement to establish a standard service vendor management & contract management strategy across all the properties.

- Active participation in all safety meetings and setting an example for others

- To monitor that all legal & Regulatory requirement are met in buildings. Ensuring all compliances are tracked and maintained all the times with zero deviations

- Implementation and management of world class system and processes (SOP & Benchmarking)

- Hold periodic meetings with clients, contractors & ensure the closer of observations if any raised by the client.

- To ensure that buildings are run with most optimized power consumption without compromising on service levels

- To Monitor and ensure that Health of equipments and systems with zero breakdowns.

- To ensure that all reports, data requirements, analysis are delivered to clients in given timelines

- Continuously work towards improvement of processes like safety & security, automation and risk management by quoting global practices and implementing them.

- Embrace and practice company's values.

- Contribute to the development of a continuous learning, high performance and enthusiastic working environment in the PAM team.

- Any other task/responsibility assigned by the management time to time.

Key Performance Indicators

- Internal and external stakeholders can readily identify value in the Property and Asset Management services offered.

- Ensure international safety standards are established and a core focus towards zero incident is driven

- Service Level Agreements agreed, established and met with stakeholders to ensure quality service within agreed budgets.

- Implement a Planned Preventative Maintenance (PPM) schedule to reduce breakdowns and maintenance costs, improve asset life and remain compliant and ultimately offer an environment where staff and clients remain safe.

- Robust and transparent relationships are formed.

- Contracts that are established are commercially sound and remain relevant to changing business and external environment.

- Best practice strategies identified, implemented and used by stakeholders.

- Driving service excellence through use of Technology, Processes and systems

- Savings targets achieved year on year.

- Management Information designed and implemented, and provided to stakeholders on a timely basis.

Job Specification:

- Bachelor of Engineering - Mechanical / Electrical or related field

- 15 to 20 years- techno-commercial experience in managing Commercial properties, Large Hotels etc

- Proficient understanding of building services with exposure of managing green buildings, OHSAS practices would be preferred

- Should possess excellent interpersonal communication and negotiation skill

- Possess ability to use appropriate interpersonal styles and methods to guide employees toward goal achievement
