Kautilya Finance Investment Advisors (- KFIA- ) has helped its client, KFBV, invest around Rs. 700 Crores in eight residential projects in Delhi NCR since mid 2016. KFIA is actively involved in investment monitoring of the projects that are in various stages of development - The ideal candidate would be a Chartered Accountant with 3-5 years of experience in internal/ external/ forensic audits or financial due diligence or transaction advisory or accounts and corporate finance. - Exposure to Real Estate sector would be a plus. The role includes all aspects of asset management and control: review of Management Information of portfolio companies, monthly and quarterly reporting, ensuring compliance with investment covenants and monitoring of portfolio company projects and financial operations. The role includes Asset Management and Monitoring of Portfolio Companies. Detailed Job Description is provided below: - Maintain upto date Project Cash Flow Model during life cycle of project - Detailed project oversight - Quarterly reconciliation of the escrow bank statements with a) project invoices and project expenditure incurred b) sales revenues and receivables c) any outstanding payments for land rights - Coordination in issuance of No Objection Certificates for apartment sales - Monitoring of compliance with covenants - Quarterly project &amp; group management information system reports - Review of quarterly &amp; annual financial statements - Review performance of the other projects being undertaken by developer - Collect micro-market news from other developers, lenders and real estate brokers - Provide to client periodic valuation, credit rating, micro market updates - Frequent online review of project receivables escrow account - Review the audit of the project company/developer - Review of the management information system reports provided by the developer, advise on the maintenance of the project cashflow model and forwarding to Investor for sign off on the : (a) maintenance of the project cashflow model and its reconciliation with the escrow bank statements (b) review of quarterly management information system reports&nbsp; (c) compliance with all covenants agreed in the definitive agreements - Working with the Investment Advisory team of the LLP with respect to Financial Due Diligence of potential investee entities. Coordinating with a Top Accounting Firm - If required - Parent Company Review &amp; Corporate guarantor review - Project SPV/ Issuer review of books and records - Material contracts review - Review of assets, liabilities, guarantees &amp; obligations, taxation, statutory liabilities and insurance - Checks on Registrar of Companies site for liens, mortgage, charges etc - Review of the audit of the project company/SPV
