Job Designation: Analyst/Associate Job Description: Investment analysis, Project Cash Flow Modelling, Asset Monitoring, Project Planning Location: South Delhi Primary responsibilities: - Detailed analysis, underwriting, due diligence and asset management for investments - Primary and secondary research of real estate markets - Analysis of investments under consideration including developer background analysis, micro- market and project analysis, design of investment structure, in-house due diligence on investee companies and support in coordination of external due diligence - Develop detailed cash flow models for the project/s under consideration - Preparation of deal documentation including Investment Memos, Term Sheets, Agreements etc. and liaison with external consultants - Asset Management: Monitoring of cash flow models with actual sales, costs and updating financial model of deals - Interaction with intermediaries/investment banks.etc for deal sourcing - Interaction with finance professionals at investee companies and with promoters at investeee companies with seniors Secondary responsibilities: - Assist the Transaction Manager in coordinating meetings - Undertake site visits of all transactions under progress and for transaction under management. - Skills to be tested extensively before recruitment: - Excellent English communication skills - Excellent and provable numerical skills including excel skills - Inter-personal skills: ability to deal maturely with senior people yet make your point effectively Other Requirements: - IIT background preferred or other top notch academic credentials - Ability to work hard and long - Dedication towards a long term career in residential real estate investments - Candidates preferring to undertake further study or start their own business in next 2-5 years please do not apply Non Delhi applicants (i.e. who are currently not in Delhi and who do not have family in Delhi) will be given second priority People with finance background and real estate background will be preferred Age Criteria: - Atleast 26 years of age as of 31 December 2017 - Ideal age group is between 27 to 32 years Employment terms: Target Salary: INR 15-25 lakhs depending upon the experience level and suitability of the person.
