Designation : Manager/AGM - Commercial Leasing and Sales
Position reports to DGM/General Manager - Commercial Leasing

Minimum Qualification
Bachelors with PG / MBA in Marketing/any other specialization (preferred)
Minimum Experience:
- 3-5 years with exposure in leasing of IT/ITes park/SEZ/commercial/retail/industrial assets with hands on experience of documentation work - Term sheet/LOI/Agreement/Registration execution
Special Skills/Attributes:
- Self-starter and self-motivated
- Should be able to handle an assignment independently
- Strong penetration in Channel Partner and IPC distribution channels
- Good MMR - Commercial market accumen
- Strong Sales & Marketing & Customer Orientation.
- Excellent Communication / presentation Skills.
- Excellent Research skills (must have good MS Excel and MS power point skills)
- Know-how of agreement and registration related formalities for a LnL/Lease transaction
- Exposure to other commercial markets in India will be an added advantage
- Good Interpersonal skills and must be a Team player
Overall Purpose/Objective:
- To independently handle commercial leasing and sales activities for Kalpataru commercial assets
- To source leads, enquiries through business development activities
- To handle accurately in a time bound manner response to RFPs and BTS requirements
- To handle end to end lease and sales transactions documentation - Term Sheet/LOI/Agreement/Registration/billing, etc.
- To generate lead through Business Development activities
- Provide accurate market upbeat, competition mapping on timely basis to reporting manager/senior management
- Maintain accurate MIS of allotted portfolio
- Liaise and work closely with other departments/teams internally and externally
- Develop a strong channel partner database
Key Responsibilities:
- Organize inspection for prospective clients, give them a brief presentation on the project and ensure the entire process of inspection to be smooth and comfortable for the client.
- Handle client/brokers/IPCs queries accurately in a time bound manner.
- Handle RFPs in a time bound manner with co-ordination across teams
- Handle projects, assignments pertaining to commercial leasing and sales as assigned from time to time
- Broker / Consultant Relationship Management
- Regularly follow up and gather updates on the status of the prospective clients who have inspected our commercial property through the broker / consultant.
- Build a good relationship with all the members of transaction teams of IPC's and prominent local brokers and regularly be in touch with them.
Documentation:
- Coordination with prospective clients and our legal team to ensure timely finalizing of and signing of LOI, L&L Agreement and Agreement for Sale.
- Arrange and schedule registration of L&L Agreement and Agreement for Sale by proper coordination with client's authorized signatory and review of all the required documents for registration
- Draft formal offer letters to prospective occupants based on the negotiation meetings.
