JLL - Manager - Land Acquisition (4-6 yrs)

Title : Manager

Business unit : Land

Reporting to : Associate Director, Land

Key Duties & Responsibilities :

Business Development :

- Demonstrate strong business development activities through networking, industry seminars and other sources. Leverage existing and new relationships with developers and corporates particularly focusing on sourcing & origination of quality land supply

- Liaison with Government Depts. for land acquisition & interaction with Collector, Deputy Collector Tehsildar, Patwari, town planning and other Govt. Offices.

- Coordinating with the offices of Sub Registrar & Revenue Department for title search reports and also verification of property title, land dues and other compliance tasks.

- Identifying & sourcing of quality supply of corporate and industrial land deals within urban area. Ability to execute Land transactions such as land sale, development, redevelopment, joint ventures, auctions, etc.

- Networking with real estate intermediaries, Landowners, local brokers for identifying business opportunities.

- Preparation of marketing materials such as presentations, proposals etc. Develop and execute parallel strategies for business development for responsible geography.

Transaction Management :

- Conducting land survey, micro siting, land procurement and identification of land. Collect competitor information, build & maintain rapport with agents

- Obtaining NOC from concerned authorities of Financial Institutions, Revenue Dept., and Ceiling Dept. and from any other department if necessary.

- Pool details of the property with respect to coordinates and details of land / property owner and conduct site inspections.

- Assess client requirements, initiate & maintain client interactions, provide inputs on pricing, participate in proposal discussions.

- Manage the entire process of land acquisition including land identification, financial valuation, best use analysis, target identification, deal structuring (Joint Development, JV, Outright, Redevelopment), negotiation, legal and commercial due diligence

- Prepare information memorandums, financial analysis, analytical, market intelligence, and seek inputs from solicitors, legal consultants & Government bodies.

- Overseeing completion of registration formalities with the Offices of Sub Registrar as well as drafting documents e.g. MOU, deed of conveyance, affidavits and declarations etc.

- Ensuring optimum client service delivery and engagement - calls, meetings, site visits, presentations, follow up, accurate & timely submission of company proposals to prospective clientele and overall governance during the execution phase.

Competencies/ Requirements :

- Post Graduate with a minimum 4 - 6 years of experience

- Excellent Communication & inter personal skills. Strong analytical, proven negotiation & financial skills with the ability to adapt to change

- Self-starter, Confident, Collaborative with ability to multi task and work in a team

- Proficient in MS Office (Word, Excel, Power point)

- Prior experience in Land transactions with complete understanding of real estate transaction practices including knowledge of relevant legal jurisdiction

- Ability to deliver under challenging scenarios.
