JLL - Associate Director - Transaction Management

Job title : Associate Director, Transaction Management (TM), (Mumbai)

Reports to : Nidhi Ahuja (Mumbai Hub Lead, TM, JLL)

Job purpose :

This position will provide leadership to effectively deliver transactions for Deutsche Bank (DB) Real Estate office portfolio in India. The resource will work along with the DB's Corporate Real Estate (CRE) leaders in India well as APAC. As a fully dedicated resource, this position will aim to manage not just the life cycle of the transactions, but also risk-manage the complete RE portfolio.

Duties and responsibilities :

The role shall entail full responsibility of delivering seamless transactions, with the right quality, timeliness and risk-mitigation. Such transaction delivery platform shall include following set of responsibilities :

- Managing stakeholders- relationships, both in DB as well as JLL.

- Executing and improving the transaction process and compliance framework.

- Coordination and review of appropriate lease/contract related documents.

- Ensuring accurate and timely reporting of requisite data, of transactions and portfolio.

Along with the transaction platform, the role will have responsibility for providing advisory driven support to the DB account as well. This will include, though not limited to, the following :

- Provide portfolio optimization strategies to the regional and country based teams.

- Update client on RE market (e.g. supply-demand) changes impacting its portfolio.

- Highlight benchmarking data/analysis that could impact the risk profile of the client.

- Analyze and implement use of technology and automation for portfolio performance.

Apart from the above two platforms- delivery, the position will also deliver on TM team related goals aimed at improving the positioning of the TM role within and outside of JLL. The role has to also drive consistency of DB account with other accounts/region, and adopt - best practices- to be able to provide regular proactive client satisfaction.

Qualifications :

- The resource needs to be a graduate, with at least 6 years of work experience. While real estate transaction exposure is preferred, it is the ability to establish deep client connect and deliver regular out-of-the box solutions that is an essential skill criteria for this role

- An eye for detail, and emotional intelligence to personality-manage clients in different cultures and geographies, will be a differentiator for this role.

- Strong MS excel skills, and an ability to appropriately articulate messaging with multiple stakeholders, will be an added advantage.

Working conditions :

- The role is based in DB office in Mumbai, and the resource will have limited (though regular) visits to JLL office in Mumbai. The position has a transaction manager as a direct report today, though the continuity of the same is prerogative of the client and might change in future.
