JOB DESCRIPTION :

TITLE : Associate Director

BUSINESS UNIT : Land

REPORTING TO : Managing Director, Land

KEY DUTIES & RESPONSIBILITIES :

Business Development :

- Demonstrate strong business development activities through networking, industry seminars, etc. Leverage existing and new relationships with developers and corporates particularly focussing on sourcing & origination of quality land supply.

- Develop and execute land acquisition strategies and expansion plans with respect to Outright, Redevelopment, Joint Ventures, Investment Acquisitions, Portfolio Exit Advisory, Debt Syndication across different geographies/cities.

- Independently manage relationships with key clients and accounts. Ensure optimum client service delivery & engagement. Ability to lead a team of professionals to deliver bespoke solutions to these clients.

- Oversee preparation of marketing materials such as presentations, proposals, etc.

- Responsible for meeting and / or exceeding individual and team revenue targets

Transaction Management :

- Consultancy & advisory to effectively conclude major land transactions (identification & acquisition). Involvement in preparation of information memorandums, financial analysis, market intelligence, inputs from solicitors, legal consultants & Government bodies.

- Responsible for the entire process of land acquisition including financial valuation, best use analysis, target identification, deal structuring (Joint Development, JV, Outright, Redevelopment), negotiation, legal and commercial due diligence.

- Responsible for Title Search, Registration formalities including coordination with Revenue department / Government / Municipal agencies for necessary approvals required for acquisition of Land

- Responsible for optimum client service delivery and engagement - calls, meetings, site visits, presentations, follow up, accurate & timely submission of company proposals to prospective clientele and overall governance during the execution phase.

- Identifying and grooming talent, mentoring & providing constructive feedback. Responsible for developing and training subordinates.

- External - Build trust and provide superior client service by understanding clients, anticipating their needs, delivering the value they expect and support their long term success.

- Ability to think broadly, create a shared vision, - thought leadership- . Form sound strategies, anticipating the future challenges of the firm, and clients to respond & influence

COMPETENCIES / REQUIREMENTS :

- Post Graduate with a minimum 7 - 10 years of experience

- Excellent Communication & inter personal skills. Strong analytical, proven negotiation & financial skills with the ability to adapt to change

- Self-starter, Confident, Collaborative with pronounced decision making & problem solving skills along with ability to multi task.

- Proficient in MS Office (Word, Excel, Power point)

- Prior experience in Land transactions with complete understanding of real estate transaction practices including knowledge of relevant legal jurisdiction

- Ability to think strategically, develop real estate solutions & deliver under challenging scenarios
