Purpose of the role:

Extension of the Mumbai sales team, responsible for :

- Closing out complex sales negotiations and sales deal while the client visits Goa to view upcoming Isprava homes. Shares sales targets for the luxury holiday home development business.

- Improving client engagement and experience during a viewing, and overall viewings to revenue ratio

- Building a pipeline of potential new clients locally in Goa

- Maintaining key client and partner relationships

- After sales service and homeowner management.

Duties & Responsibilities :

- Managing sales targets, lead generation targets and other KPIs for the development business in Goa

- Negotiating and closing sales deal with HNI clients and internal stakeholders (while the client is visits Goa to view homes). This would require prior understanding of client profile, requirements, proposals discussed earlier in the sales cycle by Mumbai team, etc. Reworking pricing levels if required in tandem with Finance and Operations

- Working as an integral part of the Mumbai sales team to effectively implement a strategy for increasing inbound and outbound sales

- Overall responsibility for client experience and engagement during a sales viewing. Improving the effectiveness of viewing process and viewings to revenue ratio.

- Partnering with Goa operations to improve, deliver and maintain a seamless and consistent experience during a sales viewing.

- Building and maintaining relationships with real estate agents, channel partners, and other hospitality partners in Goa. Motivating them to refer buyers.

- Strategic thinking and on ground insights into competition

- Constantly analyze results and identify opportunities to improve systems, processes and programs

- After sales service - Homeowner engagement during construction, being involved in handover of homes, lead referrals from homeowners, keeping them updated on upcoming projects.

Skills Required:

- Proven commercial and negotiation skills

- Excellent people skills and ability to build relationships with a diverse set of individuals and organizations. Extrovert personality.

- Product knowledge of real estate industry.

- Prior experience in luxury real estate sales to HNIs, or similar high value - involved sales- to HNIs

- Willingness to put firm's interest above all else

- Self-starter, pro-active, tremendous drive and initiative.

Core Competencies:

- Expert presentation, analytical, people management, process definition, and communication skills

- Highly analytical, detail oriented and process driven

- Proven commercial and negotiation skills

- Highly adaptable and excited to operate in a fast-paced environment

- Highly collaborative, ability to create relationships quickly with colleagues and partners in the business

Educational Qualifications : MBA (preferred), Graduate from premier International or National Institution.

Prior work experience:

- 8+ years of sales experience with a history of overachieving targets in a market-leading luxury organization ideally real estate.

- Strong executive presence - experience and comfort level working with C-level, executives and High Net-worth individuals.

- Proven success with complex and involved sales cycles and in establishing effective relationships with key decision-makers.

- Prior experience with CRM for reporting and dashboards; highly focused on numbers and processes.

- Proven track record working in a high-growth, fast pace environment. Startup experience will be a plus.
