Key Tasks : Looking at candidates primarily with extensive experience on the equity fund side. - Lead and execute Property/Management Transactions for development of Student Housing / Co-Living Units at a fast pace in the allocated Region. - Strategize and prepare execution plan for identifying prospective markets and deal sourcing to create a strong development pipeline across key cities in the region. The strategy would incorporate a focus on ready properties, high return markets, product fitment, inventory scale, and geographical network to achieve the ROI desired by shareholders; Evaluate : Detailed Market, Financial and Development Environment analysis carried out to short-list feasible investments amongst all deals sourced. Structure transactions, where required: a. To suit the nature of development (JV with Developers / Multi-Property Agreements with Educational Institutions / Acquisition of Existing Portfolios; b.to mitigate the cost of acquisition (revenue share long term leases in high property price markets, acquisition of undivided share of land in master-planned developments, etc.) - Conduct Negotiations (commercial and document) and engage with Landowners on a consistent basis through the life-cycle of the transaction. - Preparation and presentation of Project Investment Memorandum to seek internal approvals, and - Documentation, Execution and Closure of the various stages of Transaction. Must Have : - Relevant experience in Indian real estate industry. - A proven track record in business development, transactions, consulting or expansion strategy with leading fund based firm. Prior work experience in : - Financial Analysis - Understanding financial statements &amp; its impact - Financial Modelling - Ratio analysis and land valuation techniques - Understanding of rules and regulations governing the land deals/projects - Solid negotiation skills - As a part of core team, candidate needs to have ability to craft business plan aligned to business strategy and future expansion.
