Investment Director - Real Estate

Key Responsibilities:

Investment Strategy and Origination:

- Develop and implement investment strategies for acquiring and developing warehouse properties in India, ensuring alignment with the fund's overall objectives.

- Proactively source and identify potential investment opportunities through market research, industry relationships, and networking activities.

- Conduct thorough due diligence on potential investments, including financial analysis, feasibility studies, and market research.

Transaction Management:

- Lead the negotiation, structuring, and execution of investment transactions for warehouse development projects.

- Work closely with legal, finance, and other internal teams to ensure smooth transaction closure and adherence to legal and regulatory requirements.

Portfolio Management:

- Actively manage the existing portfolio of warehouse investments, monitoring performance and implementing strategies to optimize returns and mitigate risks.

- Prepare detailed investment memos and presentations for senior management and the investment committee, clearly communicating investment rationale and expected outcomes.

Relationship Building:

- Cultivate and maintain strong relationships with key stakeholders in the warehouse development sector, including developers, brokers, investors, and regulatory authorities.

- Stay abreast of market trends and developments to gain insights and identify investment opportunities.

Key Requirements:

- Minimum of 5+ years of experience in real estate investment management, with a proven track record of success in the Indian market (preferred).

- Strong understanding of the warehouse development sector, including market dynamics, investment risks and returns, and development processes.

- Excellent analytical and financial modeling skills with the ability to conduct thorough due diligence and evaluate investment opportunities.

- Strong negotiation and communication skills with the ability to present investment proposals effectively to senior management and investors.

- Proven ability to manage and build strong relationships with key stakeholders across the investment ecosystem.

- Proficient in relevant financial modeling and real estate software (e. , Argus, Excel)
