Investment Analyst Role - Private Equity - Real Estate Sector

Primary responsibilities include:

1. Formulate detailed investment thesis with market analysis with assumptions justification

2. Create financial models and Investment Committee notes

3. Track respective market, keep abreast of regulations, tax reforms and deal structures

4. Source deals through intermediaries and maintain relationships

5. Assist in deal structuring and commercial negotiations

6. Analyze due diligence findings, highlight issues for potential value adjustments

7. Liaise with transaction lawyers and counter party to negotiate transaction documentation including shareholder rights, reps and warranties, performance conditions

8. Maintain database of deals which have taken place along with financial metrics

9. Maintain fortnightly pipeline MIS and discuss deals with the investments head and team

Other responsibilities include:

1. Work with Asset Management Team ( AM) for operations, accounts and finance takeover

2. Work with AM on actualization of underwriting on quarterly basis - ownership of underwriting rests with investments team

3. Formulate recommendations for investment, capex and leasing decisions based on analysis provided by AM team

4. Track compliance with JV agreements in consultation with AM

Critical KPIs will be as follows:

- Quality of market research

- Investment thesis formulation and presentation skills

- Financial modelling accuracy

- Deal sourcing and maintaining capital market intermediary relationships

- Project managing deal executions

- Efficiently managing deal due diligence

Key skills required:

- Business and analytical mindset to understand the business

- Sound knowledge of investment finance and valuation

- Strong academic background, Good communication and presentation skills

- Strong people skills, ability to forge and manage relationships

- Awareness of general macro - economic environment and financial markets

- Ability to learn and take on an expanding role

- Attention to detail

The position is based at our office in Gurgaon but will involve travel to various asset locations pan-India subject to geographical allocation.
