Residential Villa Sales and Leasing Head.
Vertical: Residential Villa Segment.
Designation: SBU Head.
Location: Ahmedabad.
The Role:
- We are seeking a highly motivated and experienced Residential Villa Sales and Leasing Head to oversee our new division of residential villa sales and leasing operations.
- The ideal candidate will have a strong background in real estate in tourist markets like Goa, Shimla, Manali, etc., with specific experience in high-end residential properties.
- They will be responsible for leading the sourcing the right land deals, generating sales and managing leasing team, crafting strategic plans to enhance revenue, and ensuring client satisfaction.
Job Responsibilities:
- Sourcing: Identifying Real Estate land parcels to conduct JV with land owners.
- Leadership & Management: Responsible for forecasting, planning and achieving of sales revenue.
- Responsible for New Client Acquisition.
- Direct a sales and leasing team to achieve or exceed set performance targets.
- Mentor and develop staff using a supportive and collaborative approach.
- Strategic Planning: Design and implement comprehensive strategies for selling and leasing residential villas.
- Market Analysis: Conduct market research to stay ahead of trends, analyze competitors, and identify opportunities for growth.
- Sales & Leasing Operations: Oversee all aspects of the sales and leasing process from initial contact with potential clients to the signing of contracts.
- Client Relationships: Build and maintain strong relationships with clients, providing exceptional service to retain and grow customer base.
- Establishing a network of Investors willing to explore "Sale and Lease" model.
- Marketing Coordination: Work closely with the marketing department to create effective promotional materials and campaigns for the properties.
- Technology: Should be well-versed with current tools in CRM, 3D Walkthroughs to optimize available resources.
- Financial Management: Set financial objectives, prepare budgets, and monitor expenditures to maximize profitability.
- Reporting: Prepare regular sales reports to present to founders detailing progress towards objectives.
Qualification/Experience:
- Minimum of 10 years of experience in real estate sales or leasing, with at least 4 years in a leadership role.
- Proven track record of success in sales and/or leasing of luxury residential properties.
- Experience in outdoor marketing activities, corporate meetings, presentations and lead generation.
- Strong leadership skills and the ability to inspire and motivate a team.
- Excellent communication, negotiation, and presentation skills.
- Proficiency in real estate software and Microsoft Office Suite.
- Knowledge of the local property market and relevant laws and regulations.
- Ability to work flexible hours, including weekends and evenings as required.
- Should have experience in establishing channel sales, developing channel partners.
- Negotiation and deal closing abilities.
- Must be a strategic thinker with an analytical mind.
- Must have excellent oral and written communication skills.
- Strong attention to detail.
- Well-organized and takes ownership of tasks in a fast-paced environment.

Educational Qualification: Graduate, MBA is preferred.
