Head - Retail Leasing - Real Estate

1. Leasing:

a) Review vacancies to determine appropriate marketing initiatives

b) Analysis of tenant performance.

c) Advertising and promote available space

d) Strategic Letting Plan, Letting Feasibility & Leasing of upcoming malls.

e) Finalizing & signing off Anchor Tenants of upcoming Malls.

f) To achieve Leasing Action Plan as per ABP

g) Finalization of Lease deals with International and National Brands

2. Lease Administration:

a) Lease Transaction & Legal documentation control of the mall.

b) Negotiate lease renewals and prepare lease renewals addendums

c) Setting up documentation SOP - Lease & Legal documentation control & processes of Malls

d) Reviewing transactions of Malls under Propcare management.

e) Maintenance of Lease / Tenant Database and records for all Malls.

f) Setting up Lease Status Reports of all Malls.

g) Initiate legal action as an when necessary on the tenants.

h) Risk analysis and future course of developments.

3. Business Development:

a) Drafting Proposals and Management Agreements for new businesses.

b) Reviewing layout plans.

c) Updating retail business information.

d) Analysis of market trends & patterns.

e) Conduct site visit for upcoming malls.

f) Formulate lease strategy for kiosk / temporary leases.

g) Preparation of budgeted forecasts and monitoring and controlling the same-To prepare the annual business plan and the monthly budget.

4. Relationship Management:

a) Client servicing.

b) Networking with new retailers & real-estate brokers.

5. People :

a) Conduct performance appraisal on department staff, access and fullfil training and career developments.

b) Coach subordinates to develop the team's capabilities and build a strong succession pipeline for the role.

Desired qualifications MBA (sales & marketing)

Desired experience 18 to 25 years experience with at least 10 years experience in Retail
