They are primarily into development and management of large format retail malls or retail led mixed-use developments. The team is comprised of highly functional and experienced individuals that have a combination of Indian and international experience Job Summary /Purpose: - Supervise and manage shopping mall operations including property management, tenant management, customer service, contract services such as facility management, cleaning, security, maintenance etc. - Ensuring smooth day to day functioning of the shopping mall, facilitating good environment for retailer's business activity and pleasant shopping environment for customers. Profile Responsibilities : Understanding of performance parameters of Retailer - Identifying key performance characteristics of each Retailer Category. - Create and manage Data- base for the identified parameters. - Trading density of various retail categories and sizing. Store Design : - Space needs for various Retailing categories - Understanding of Retailing Presentation Issues: Lighting, Fixtures, Windows & Display, Signage - Merchandising requirements & solutions - Storefronts trends, Fit-out guidelines, Tenant Co-ordination Supplier evaluation & selection : - Establish criteria for Vendor categorization and evaluation - Maintain references for establishing credibility of Vendors - Understanding commercial capabilities of Vendors Supplier Management : - Maintain records for key Vendors for continuous evaluation based on delivery, quality and costs - Reviewing Vendor performance and taking corrective actions to ensure timeliness and quality of supplies Contract Management : - Knowledge of Contractual terms and conditions, Contract terminology - Preparation of Contract documents - Monitor performance against contracts - Management of disputes and claims MIS : - Analyzing and evaluating ongoing Business Performance - Managing the business planning & budgeting process - Timely and accurate reporting of Mall performance Customer Understanding : - Developing an intimate knowledge of shopper's Attitudes and Behaviors - Developing intimate knowledge of Retailer's site selection criteria and other requirements, including their merchandising preferences. Safety : - Knowledge and operation of Fire Equipment - Ensure safe practices in Mall Traffic & Parking Control : - Understanding of traffic movements in the Mall premises - Management of Parking Spaces for effective utilization - Road Safety Liaison with Local Authorities : - Police - Fire - Hospitals Crowd Control : - Understanding of crowd dynamics - Planning for rush situations - Understanding of panic situations Customer Interaction : - Participating in the Development of Customer or Channel Specific Marketing Strategies - Providing input to the trade Proposition - Contributing to category Management - Customer Relationship Management Customer Satisfaction - Understanding factors influencing customer satisfaction and dissatisfaction - Monitoring RSI & CSI to identify changes in Customer preferences and market trends - Identify opportunities for improving customer satisfaction Retailer Principles and Practices : - Elements of Retailing, including Principal types, ownership structures, and retailing terminology - Price points, merchandising, advertisements
