Head - Land Acquisition - Real Estate (10-20 yrs)
- Responsible for preparation of SOPs for the Land Acquisition process.
- Responsible for checking the quality of the Lead report and provide guidance to the coordinator to improve the same.
- Responsible for sorting the leads into viable ones based on the market understanding and allocation of same to the team members.
- Responsible for setting targets for the team members and provide guidance for achievement of same.
- Developing possible profitability statement with inputs from the various departments.
- Discuss feasibility with the management and identify gaps and provide inputs for bridging the same.
- Assist the team/Owning up negotiation with the land owner and achieve closure at the best possible rate.
- Provide inputs for Market Research and define parameters and sources for the same.
- Develop and define the assumptions in the feasibility report before circulating to different departments for suggestions.
- Convene meeting between the finance and management to ascertain availability of funds for the payment to the owner.
- Responsible for preparation and finalization of cheque plan with the approval of the Managing Director.
- Ensuring completion of land procurement processes within the timelines planned, keeping the cost/budget plans into account.
- Coordinating with legal team to ensure the legal requirements are managed effectively.
