Head - Design - Real Estate

Our client is India's leading real estate and infrastructure with a portfolio of 18.5 mn. They are part of India's largest conglomerate, with products and services in over 150 countries, and operations in 100 countries across six continents company.

Key purpose of the job:

Responsible for comprehensive design activities for residential , commercial and mixed use projects across all phases from concept, site analysis, identification/ selection of consultants and architects, and adherence to specified timelines, budget and quality standards in alignment with the design intent during the entire lifecycle of the projects.

Strategic:

- Support marketing and business development teams in product conceptualization by providing inputs to identify appropriate products in different segments

- Drive the design efforts by articulating key design elements in line with market / segment requirements and develop the design concepts for various products

- Build and grow the technological base and initiate strategic technical initiatives to give the company a competitive edge in terms of cost, design and technology

- Identify and engage strategic partners for design initiatives

- Integrate sustainability into our product design and ensure compliance to international sustainability and environment standards

Operational:

- Responsible for the overall Design budget and allocation of the same for various phases of projects and ensure adherence to the budgetary allocation for each designed element during the project lifecycle

- Identify and evaluate consultants for various roles such as Structural consultants, Service consultants etc. by framing pre-qualification criteria and finalizing the scope, terms and conditions of Contracts

- Oversee the Product Development Task Force (PDTF) and Concept Development Task Force (CDTF) cycle from the design perspective

- Finalize the concept design and master plan to ensure alignment with the design intent of the project, local development rules/ regulations, space optimization requirements in terms of efficiency etc. in coordination with the Marketing Team

- Provide necessary support for finalization of schematic design after incorporation of inputs from key stakeholders from Marketing & Sales and Project Management Group

- Provide Support to Head Structural Design and ensure that the work of external structural consultants both at the schematic design and detailed design stages are reviewed periodically and provide inputs in relation to any modifications

- Provide necessary support for finalization of GFC drawings, lead the process of extensive GFC reviews to ensure alignment between design documents, brochure & Agreement for Sale (AFS)

- Provide support & clarifications to the execution teams from a design perspective as and when required

- Ensure integration of Architectural, Structural & Services related elements in the Design from concept to completion of projects

- Ensure implementation of interior designing and landscaping requirements in coordination with external consultants

- Provide Support to Head Interior Design in developing modern concepts, detailing and integrating the same with structural finish and space management. Provide guidance in Planning interiors, material selections and overall furnishing of Projects

- Guide Head Landscape & ensure that landscaping of all the projects are as per the concept design

- Ensure value engineering through design standardization and cost optimization. Gather periodic competitors' design intelligence, recommend implementation of new construction technologies, foster peer learning from A-Grade contractors

- Identify the technical upgradation requirements of a project and recommend appropriate solutions to the project management team

- Review and discuss the deviations/ modifications requested in the detailed architectural drawings by the Leasing, Sales, Marketing and Projects teams with local architects and consultants

- Ensure that adequate documentation is maintained through application software by the design function and all necessary processes are implemented in a systematic manner in line with the Legal requirements

Education & Experience Requirement:

- Bachelors/Masters of Architecture from a premiere institute

- 18-20 years in commercial office design / design management

- Experience in international projects, especially in emerging markets and dealing with international consultants is preferable

- Prior experience of working on IGBC/LEED/GRIHA projects is required
