Job Responsibilities:
- Managing and integrating all Pre and Post Contract work activities for the project including work standards, schedules, and execution.
- Coaching the team to prepare robust contracts and also be aware of the vendor ecosystem and best practices related to the procurement industry
- Guiding team to have the ability to read drawings, specifications, BOQ terms, and other technicalities
- Evaluate the vendors for products that will help in terms of cost, quality, time, and reduce dependency on labour
Contract Management:
- Oversee the entire contract management process, from drafting and review to execution and archiving. Develop and implement standardized contract templates, ensuring they are up-to-date, legally compliant, and align with organizational objectives. Coordinating with legal for periodical validation, contract conditions, review contractor performance, variations or claims, implementation of systems for tracking, monitoring and auditing services delivered by contractors.
- Conduct contract negotiations with external parties, including vendors, suppliers, contractors, and other stakeholders involved in real estate transactions. Monitor contract performance, identifying and addressing any breaches or non-compliance issues. Develop and maintain a contract database for easy retrieval and reference.
Risk Management:
- Assess potential risks associated with real estate contracts and develop strategies to mitigate them.
- Collaborate with internal departments, such as legal, finance, and operations, to identify and address contractual risks. Review insurance requirements and ensure appropriate coverage for real estate projects. Monitor regulatory changes and industry trends to ensure contract compliance.
Stakeholder Collaboration:
- Liaise with internal stakeholders, including executives, project managers, and finance teams, to understand contract requirements and align them with organizational objectives.
- Collaborate with external parties, such as developers, brokers, and legal professionals, to negotiate favorable terms and resolve any contract-related issues. Provide guidance and support to team members involved in contract management activities.
Documentation and Reporting:
- Maintain accurate and up-to-date records of all contracts, amendments, and related documentation.
- Prepare regular reports on contract status, key performance indicators, and risk assessments for management review.
- Provide timely updates to relevant stakeholders on contract milestones, key terms, and potential risks.
- Developing contracting and procurement strategy depending on project horizon, Group's objectives, and aspirations to deliver projects in high quality manner.
- Leading contracting strategy in coordination with Project Management Group, cost savings in procurement of contracts, improved contractor performance, improved quality of service and risk mitigation plans along with leading high value and complex transactions to oversee negotiation and governance mechanism.
