The Head of Facility Operations has overall responsibility for the operation, maintenance, safety, cleanliness and upkeep of the Senior Health Center campus and Hospice Services Building. The Head oversees maintenance of a safe, reliable environment of care for patients/residents, visitors and staff.

Responsibilities :

- Maintenance and Operations

- Manage the utility management program

- Coordinate building system improvement projects

- Review service proposals and delivery of services

- Develop and provide equipment and systems training programs for all applicable employees

- Manage the maintenance of buildings, equipment, utilities and grounds, including elevators

- Manage the inventory of supplies for maintenance repair

- Schedule predictive and reactive work with various trade personnel and outside contractors

- Oversee the maintenance and proper functioning of low voltage systems (e.g. nurse call system)

- Organize moves that take place within the healthcare facility

- Evaluate the results of all maintenance and testing activities

- Coordinate the installation of clinical and non-clinical equipment in the healthcare facility

- Manage the medical equipment testing and inspection program

- Oversee the security systems of the healthcare facility

Compliance :

- Ensure compliance with regulatory agencies.

- Ensure that healthcare facility permits, licenses and certificates are current and recorded

- Assure that code-required testing or inspection is completed and documented

- Ensure compliance with standards and regulations for a safe environment inside and outside

- Oversight of all emergency/safety systems and programs (e.g. fire safety, missing resident, etc.)

- Manage primary and backup fuel storage systems

- Investigate equipment or utility failures and develop corrective actions

- Participate in insurance inspections and claims

Purchasing & Cost Negotiations :

- Develop annual capital, operational and FTE budgets, and monitor monthly budget sheet

- Conduct cost analysis related to supplies, equipment and vendors

- Participate in contract management and administration

- Negotiate/finalize contracts

- Create business plans and calculate payback potential for improving existing systems

- Provide oversight to capital improvement projects and processes

- Manage labor distribution and actual expenditures for projects and operatio

- Prioritize proposed projects on an annual basis

- Work with Materials Management on purchasing supplies and equipment

Planning Design and Construction :

- Develop conceptual/feasibility designs and budget estimates

- Determine the appropriate project/construction delivery method

- Negotiate contracts for professional services (e.g. architects, engineers, contractors, etc.)

- Review design development, and construction drawings and specifications for projects

- Recommend award for construction and/or renovation work

- Assess the use of energy saving alternatives and options.

Develop project construction schedules :

- Coordinate new project activities with architects, engineers, contractors, stakeholders, etc.

- Review submittals and shop drawings for construction and/or renovation projects

- Manage the project planning process

- Develop performance requirements and deliverables

- Contribute to the development of the facility master plan

- Review as-built drawings

Organizational Leadership & Accountability :

- Plan, organize and coordinate maintenance, housekeeping and laundry functions

- Develop both short and long term work plans, providing administrative support as needed

- Engage in department and facility-wide planning - at times, with privileged information

- Manage various human resource functions (e.g. hiring, staff training, coaching, and termination)

- Develop departmental strategic management plans

- Ensure completion and compliance with regulatory plans of correction

- Promote and foster open and positive communication with employees and peers

- Succeed at Director level leadership competencies

Qualifications :

- Minimum of 9+ years- management experience in a Corporate healthcare facility.

- Prior supervisory experience in progressively responsible position preferred.

- MHA/MBA is preferred

- Demonstrated ability to handle employee issues in a prompt and consistent manner
