We are looking for a Circle Site Acquisition - Estate Lead for India's largest mobile tower installation company based at Gurgaon.

Division/ Dept: : Estate

Reports to : Circle Site Acquisition Head

Reported by : Circle Site Acquisition - Estate Area Manager, Estate Area Executive, Estate Associate, Estate Support Executive, Estate Support Associate

Work Timings : 9AM-6PM however candidate must be flexible and open to stretch

CTC : Industry Standards

Experience : 10 - 15 yrs

Education : Full time Graduation is mandatory

Knowledge Required : 

- Basic Legal awareness / Government rules and regulations / Basic Telecom knowledge/ Land Acquisitions/ Taxation (GST/ Property Tax/ Service Tax), Regular update on Govt rules & regulations,

Skills / Competencies : 

- Field exposure and strong negotiation skills. Go getter with can do attitude who can drive team performance and lead by example. PR skills / Business Acumen / Negotiation / Communication skills / problem solving skills /Analytical skills / Leadership/ MS Office

Principal Purpose of the Job :

The position of specialist in dealing with issues and consistently eliminating problems that arise in the telecom network through effective solutions for a smoother and efficient functioning of the system. In short, a person, who can develop his team and drive relationship building with Landlords & Customer across his team. Customer Management & participation in customer governance for higher customer satisfaction is crucial. Ensure issues are resolved proactively pertaining to landlords by providing smooth access to the all telecom tower sites. A person who can lead by example in tough situations and thinks out of the box for effective resolution. This role also involves deliveries from team members on timely lease renewal, sharing and optional products at right speed minimum cost, drive rental saving through various enablers. Ensuring timely rental disbursement to LL.


1. Landlord Relationship Management

- Drive Relationship building across his team and lead by example.

- Complaint Routing, segregation to team and Follow-up with internal dept.

- Complaint Closure with Landlord close looping

- Daily MIS - Department Wise complaint Closure analysis

- Drive other departments for closure of pending complaints

2. Access Management :

- Reduction of Access Outage due to non receipt of the rental,

- Ensure the 24 Hrs Access facility

- OME wise Access Outage analysis with Reasons and proposed plan of action and monitoring,

- Ensure the Access declaration from OME on every 26th of Month

- Access issue sign off on 26th of every monthly with Operators

- Maintain up time of site by reducing estate issues

3. Rental Management :

- Updating of Land lord database / Rental Master

- Ensure the Monthly / Escalation rental request to Finances per the agreement,

- Site rental Hold / Release for timely rental disbursement

- Rental Dispatch as per the agreement & Courier / Postal return management

4. Locked Site Management/ Relocation :

- Reduction of locked site > 24Hrs outage - reviewed on daily basis

- Locked site Monitoring,

- Locked site issue resolution / unlocked

- Locked site sign off on monthly basis with O&M

- Site Retention - Site termination request from LL

- Relocation proposal from Site retention failure,

5. Lease Renewal & Lease Termination :

- Timely renewal/termination of lease at lowest cost possible through effective negotiations

- Ensure renewal intimation & termination intimation is sent

- Assign targets and drive month on delivery of Renewal and F&F

- Agreement renewal activity - Weekly review /monitoring

- Site termination & F&F Closure

6. Document / Agreement Renewal/ F&F / New Sharing/ Upgrade Management :

- Updating of Land lord database / Rental Master

- Land Lord Request ( Ownership Change / property change / TDS/ GST/ Property Tax / Service TAX )

- NEFT Collection & Conversion, GST invoice collection

- 100% compliance on document collection and submission for Renewal, Sharing, Upgrades, F&F

7. RWM adherence :

- Ensure compliance to Routine work management by team and self

- Weekly review of team on performance vs allocated RWM targets

- Develop action/improvement plan for bottom performers

- Accompany team on difficult sites for quick resolution

8. Cost Saving :

- Cost Saving through various levers

- Through Direct Rent reduction,

- 2Low escalation (Renewal & Sharing)

- Reduction of rental for tenancy exit site and F&F negotiation

- Assign targets to team and ensure month on month delivery

9. Others :

- Day to day operational issue like LL / Public Issue / Radiation / Statutory issue Coordination with Concern for closure

Skills/ Experience Required:

- Have worked on key accounts/services billing for the organization

- Have experience in end to end AR module & have should know impact from GL side

- Should be excellent in MS office specially Powerpoint & Excel

- Should have team handling experience of more than 6 years
