Director - Projects - Construction (15-25 yrs)

- A degree in Civil Engineering from a reputed institute / University. Additional qualification in related field is desirable.

- Proven experience of minimum 15+ years as construction project manager and should have handled independently 3+ projects of Rs. 250+ Crs. from start to the end in the immediately preceding 8 years.

- In-depth understanding of building products, construction procedures, latest technological developments in the field, materials and project management principles

- Ability to plan and see the - big picture-

- Familiarity with applicable laws and compliance, relevant rules, regulations and quality standards.

- Good knowledge of MS Office & familiarity with construction/ project management software

- Personal Attributes: Strong interpersonal and communication skills; negotiation and human resource management skills (including labour management); Excellent organizational and time-management skills; a team player with leadership abilities, Competent in conflict and crisis management; Good time-management skills; Ability to multi-task; Critical-thinker and problem-solver.

Role & Responsibilities : 

- Collaborate with master planner, architects and School management to conceptualise the design in alignment with the master plan and finalise the plan.

- Finalise the detailed design & specifications of the project as per the approved concept in consultant.

- Prepare the - Request for Interest- (RFI) document (consisting of detailed proposal, tender document and quotation) with the involvement of Operations department to incorporate post construction maintenance requirements.

- Ensure that the detailed costs are worked out for the specifications finalised and the same are within the approved budget, including 10% overrun.

- Ensure use of modern construction technology, materials, construction method for efficient use of resources, utilities & information technology infrastructure and ease of maintenance post construction are part of the specifications.

- While aesthetics is an important consideration, ensure use of smart technologies for efficient usage of limited resources.

- Determine needed manpower resources required for implementation of the project at both the campuses from start to finish in collaboration with HR.

- Collaborate with commercial, legal & finance departments to finalise the commercial, legal and tax terms in the RFI.

- List down the criteria for eligible civil & other contractors and short list the contractors to be considered.

- Float the RFI and obtain the proposals.

- Collaborate with Commercial for negotiation of contracts as per RFI.

- Collaborate with Commercial, Legal and Finance department for issue of LoI followed by detailed commercial contract to the selected contractor.

- Apply for required permits and licenses from appropriate authorities & ensure the same are obtained at appropriate times before the start of the respective activities. Ensure safe custody of all the approved drawings, permits and licenses.

- Plan all construction operations and schedule intermediate phases to ensure deadlines are met.

- Ensure regular review and monitoring of project status and ensure quality of construction. There cannot be any compromise on quality of construction.

- Evaluate monthly progress and prepare detailed reports and submit the same for review by the appropriate authorities. Take corrective action as and when required.

- Ensure compliance with all statutory requirements covering health, safety & contract regulations.

- Ensure contractor submits the running bills as per the terms agreed, the same are verified thoroughly and submitted to finance for payment.

- On completion of the project, list down all final documents, approvals, permissions etc. and hand it over to the authorised person for safe custody. Also ensure all the approved and final drawings are digitised and copies of the same are shared with operations for future reference.
