Director - Campus (15-20 yrs)

The role will focus on end to end management of various service offerings in Campus.

Woking closely with Key Account Director:

- Ensure smooth operations of sites without any disruptions and drive improvements

- Manage site within agreed performance and financial parameters, operating procedures and all legislative requirements and effectively control financial & commercial management of the account

- Develop guidelines for relevant operational processes which are directly under your authority and ensure the processes are managed and coordinated effectively

- Maintain the highest levels of customer satisfaction and this is a fundamental requirement of the role.


To achieve the objectives of this role, the incumbent is dependent on the following internal and/or external networks;


- Key Account Director/Regional Managers/ Facility Managers

- All Business Support Leads in the Account

- Project Managers

- Procurement Managers/Executives

- Finance Managers/Executives

- Company's India Business Support team


- CRS Managers/Branch Managers

- Landlords/Building Owners

- Vendors

- Licencing Agencies/Government Agencies

- Projects/Finance/Procurement team



Key Result Areas:


Ensure service deliverables in all areas inclusive of Client Relationship, Business Management & Employee Engagement

- Ensure quality client communications & client issues are dealt with effectively at the appropriate level

- Develop and maintain an effective relationship with all stakeholders

- Check that all quality matters are being treated in a timely and professional manner as required

- Implement processes to ensure Service Excellence is maintained

- Attend client meetings, have good knowledge of site operations, encourage active improvements & provide feedback to clients

- Provide proactive feedback to client in areas of cost control, work scope, innovative improvements and additional services

- Promote possible increased service scope at sites

- Review the property on regular basis and take care of small projects, repair & maintenance required for improving the services at the site

- Ensure all sites are well maintained all times and deliver quality service within the agreed standards and budgets with close monitoring of expenditure against the approved budgets

- Evaluate proposed and required changes to services identifying financial, personnel and operational performance implications

- Ensure all Plant and Equipment is maintained consistent with the Citi's Global Technology Facilities Operations and Maintenance Standards in line with current versions.

- Ensure all preventive maintenance schedules are compiled through the deputed RM/FM and AMC's and timely updates and reports are provided to Help Desk

- Ensure current inventory of all plant and equipment within the control of Facility Management is maintained

- Ensure PPM schedule is stringent to enable zero major break downs of the Plant and Machinery

- Ensure records of all but not limited to PPM related activities, history cards, energy consumption, expenses and asset records, spares consumptions etc are filed/stored in a safe environment

- Implement and evaluate service changes and manage the change process as appropriate

- Ensure the required work, standards and financial targets are achieved in all services

- Ensure appropriate wage administration processes are completed in a timely and accurate manner

- Prepare and maintain an annual budget for the Operating Costs of all sites based on the criteria set by the Management and ensure CAPEX is presented to management by specified dates


- Contribute and participate in continuous improvement opportunities HSE Obligation

- Ensure tracking of energy consumption and reduction of energy usage by innovative practices within the standards set out by Management.

- Provide timely monthly details/reports of electricity consumption and water usage consumption site wise.

- Provide regular updates on all account activity, including status and matters impacting or likely to impact on performance to KAD

- Ensure Company related matters are treated CONFIDENTIAL and Company issues are NOT communicated to customers without the personal approval of a Company Manager not below the position of KAM.

- Ensure appropriate procedures are in place for the recruitment and selection of staff taking active part in the recruitment of key staff.

- Establishing and maintaining a motived workforce in a friendly, safe and harmonious working environment.

- Ensure appropriate procedures are in place to identify the development needs of team through observation and appraisals ensuring these are met through appropriate training and development activities.

- Maintain team knowledge, conduct continuous reviews of team member performance, on processes and quality to ensure provide high delivery of consistent service in a safe and efficient manner

- In conjunction with the Human Resource Department manage all disciplinary matters and Industrial Relations issues

- Ensure all deliverables are managed within the provisions of legislative governance, Citi & company Policies and Procedures

- Ensure all subcontractor personnel assigned to site are licenced and identifiable in accordance with legislation and company requirements.

- Transfer best practice

- Use the account to promote and further develop the company

- Attend and actively participate in relevant management meetings

- Role model the company's Values at all time

- Perform additional responsibilities as required

- Ensure all work is performed safely in accordance to Safe Work Methods or relevant procedure.

- Establish and maintain a reporting procedure for accidents and near misses

- Maintain a communication network to raise Health & Safety issues

- Ensure that Method Statements and Risk Assessments for all tasks are documented and communicated effectively

- Develop a safety culture within the account to establish a secure and safe environment

- Ensure purchased goods comply with company systems and procedures

- All incidents to be investigated in accordance with the Company's procedures
