DGM/GM - Land Acquisition & Joint Development (West + East)

Our client is a group company of a large Indian conglomerate, who are among the 3 major players in the Real Estate industry and are developing pan India projects in the Luxury, Premium and Affordable Housing space.

They are looking for people at the level of DGM / GM for Land Acquisition and Joint Development - one position in Mumbai and 1 in Kolkata.

Key Responsibilities & Duties :

- Identify the trends in real estate, land use patterns and high potential locations in the defined region to chart the growth vector of the city and pursue new opportunities along this vector.

- Identify opportunities for Joint Development/ Joint Ventures/ Outright purchase of land in the region.

- Strategize to close transactions, post successful negotiations.

- Proactively identify land opportunities in the defined region through a variety of means such as broker network, detailed mapping of the region, individual meetings with possible alliance partners etc.

- Create and maintain a database of possible opportunities and land owners

- Monitor activities of competitors to get strategic and first mover advantage

- Shortlist sites based on defined criteria

- Visit shortlisted sites to examine the complexities at the site and location specific dynamics.

- Undertake preliminary steps of due diligence such as review of documentation, conversion status, accessibility etc.

- Undertake financial analysis to ensure viability

- Provide required information for financial analysis to HO, if required

- Assist with due diligence on potential partners/alliances

- Initiate first level discussions with potential parties

- Participate in the Committee meetings to decide on the negotiation strategy

- Negotiate and structure the final deal along the guidelines provided by the committee.

- Drive the deal towards closure

- Provide required support to the HO team for closure of deals in terms of coordinating with local consultants/legal experts/bankers etc.

- Internally drive the deal to ensure timely completion of definitive documentation

- Proactively building a network of brokers and property consultants in the region

- Ensuring visibility for the company in the region by actively participating in local forums on real estate, participating in meets, etc.

- Maintaining a good relationship with local media to ensure adequate coverage

- Maintain liaison with local government bodies for necessary approvals both for completion of land acquisition as well as support to the Project teams thereafter

- Build proactively a network with appropriate government officials

- Once the approval has been got and necessary paperwork done, handhold the project till the planning and engineering team are in place
