Designation-Business Development Manager

Job Overview

- As a business development manager he / she will be concerned with improving and growing a business, by fostering and developing relationships with customers, suppliers and other partners. The BD manager will work to improve profitability through careful strategic planning and positioning in the appropriate markets, or to enhance the operation of the business, position or reputation in as many ways as possible.

Roles and responsibilities:


- Understand the business from the demand side and have a good understanding of the micro-markets of the city

- Prepare execution plan in line with the business for identifying properties and deals to create a strong development pipeline across the city - indicating the development attractiveness, of the city/micro markets in the city- in consultation with the Co-Founders / Business Head

- Understand the specific demands from the market for the various brands offered by the company, work closely with the sales team to understand the sales price points

- Carry out due-diligence to evaluate the details and it should have detailed micro-market supply v/s demand metrics, financial and development environment analysis carried out to short-list feasible investments and propose it to the management for decision making

- Build partnerships and forge relationships with property agents, real estate developers, land owners to developing the deal pipeline

- Also identify top Universities and colleges to forge alliance for tie-ups for managing their hostels or acquire properties exclusively for them

- Work on property acquisition strategy in line with the business development strategy of the company

- Conduct Negotiations (commercial and document) and engage with landowners on a consistent basis through the life-cycle of the deal / transaction

- Understand and provide high level market information about competition, pricing etc. to the Management / products team

- Responsible for all closures of deals / transactions and money collections from colleges etc

- Responsible for documentation, execution and closure of the various stages of deals / transaction

- Understand the future perspective of the company and develop strategies for growth accordingly

- Build networks and gain knowledge by attending exhibitions, seminars, leading professional publications, maintaining personal and professional networks

Qualification and competencies

- Possess at least 3-7 years of experience as a Business Development Executive

- It would be preferred that one should possess relevant previous experience in the real estate industry / co-working or c0-living spaces as well as start-ups

- Will be an added advantage if there is the experience of working in an acquisition role and knowledge of alliances with colleges and educational Institutions

- Has very effective and articulate communication skills and interpersonal skills

- Is able to collaborate as well as keep looking for improving collaboration skills so as to make the job more effective

- A rich repertoire of negotiation & persuasion skills will be very good to have

- Demonstrated experience and skills in project management and tracking is a must

- Should have the necessary knowledge and skills to look at conducting primary and secondary research and gathering the right kind of information

- Smart and updated business intelligence knowledge will be a very significant requirement and a value addition

- Proficiency in Ms Office and CRM software ZOHO will be needed
