QUALIFICATION & EXPERIENCE:
- Bachelor's degree (Engineering / Construction Management)
- 15-20 years' experience of which at least 10 years shall be in construction with emphasis on complex, fast-track, or phased project delivery across residential / commercial and mixed-use projects.
KEY RESPONSIBILITIES:
- Responsible for implementing the pre construction, construction, commissioning and project closeout phases of a development project with an emphasis on establishing and maintaining project controls and completing projects in a timely and cost-effective manner.
- Negotiation, coordination and direction work of subcontractors, and in developing strong working relationships with general contractor personnel, subcontractors, and other related parties.
- Analyze monthly construction contractor CPM schedule updates; develop progress payments based on schedule updates; assist with recovery schedules.
- Maintain company database relative to market conditions labor rates affecting job costs as well as projections required for deal pursuit.
- Thorough understanding of the resource allocation and cross- departmental leveraging.
- Consistent value engineering, interface for approval Laisoning, execution of project within time and contractual parameters, closing contract, team building, customer relationship, etc.
- Co-ordination for project approvals with Consultants, Vendors and Statutory authorities.
- Assist the Senior Management in setting strategic goals, objectives and budgets.
FUNCTIONAL RESPONSIBILITIES:
PROJECT COSTING & DESIGN:
- Facilitate the bidding/negotiations/buyout process with a general contractor, review all forms (bidding, construction, or other) of requests for information (RFI's), examine and negotiate change orders, and review and comment on submittals.
- Manage cost control systems, review and analyze plans
- Finalize procurement, contracts, MEP & Quality
- Provide inputs, review, revalidate & finalize Project Drawings as agreed by the Management with the Architecture team & consultants
- Define quality assurance & control norms and ensure adherence in all construction activities
- Responsible for planning, value engineering, innovation in execution, cost management, etc.
PROJECT EXECUTION:
- Organize and manage multiple projects effectively, rive end-to-end project execution for a large scale residential/commercial project, ensure seamless, timely, within cost & quality standards, by effective project management.
- Verify detailed scope of work based on BOQ, quality levels & timelines as per project plan; finalize best possible contractual terms for Contractor Empanelment
- Monitor Procurement of Material & Equipment & adhere to agreed quality, quantity & schedule
- Drive the project life cycle, from concept to customer hand over
- Project Plan based on inputs from business leadership; provide inputs to planning team w.r.t. activity level breakdown, timelines, project risks etc.
PROCESS:
- Adopting the modern construction methodology along with hazard identification and risk analysis as well as in compliance with project quality plan.
- Drive continuous improvement, value engineering & innovation across all project operations
- Prepare risk mitigation strategies & action plan for each identified risk including credible backup options; implement & ensure adherence to the plan
- Define SOPs & ensure adherence for the entire Project operations
- Safety awareness and 100% implementation on site.
The ideal candidate will also have:
- Working knowledge of performance/operation metrics
- Proficiency in AutoCAD and MS Office Suite and working knowledge of Construction Management Software's
