Business Development Manager - Property Acquisition (4-8 yrs)
We are looking out for candidates for the role of Business Development - Property Acquisition for a very well known QSR chain based out in Pune, Mumbai and Chennai location.
As a Business Development Property Acquisition specialist for our Quick Service Restaurant (QSR) brand, you will be instrumental in identifying and acquiring prime real estate locations for our new outlets. You will work closely with various stakeholders, including real estate brokers, property owners, and internal teams, to ensure the successful expansion of our brand. Your role involves market analysis, negotiation, and relationship management to secure optimal locations.
1. Market Analysis: Conduct in-depth market research to identify areas with high growth potential and suitable demographics for QSR outlets.
2. Site Selection: Collaborate with cross-functional teams to define site criteria and select potential locations based on customer traffic, accessibility, and competitive landscape.
3. Property Identification: Identify and evaluate potential properties, both owned and leased, that align with the brand's requirements.
4. Negotiation: Negotiate lease and purchase terms with property owners, developers, and landlords to secure favorable agreements.
5. Due Diligence: Oversee due diligence processes, including feasibility studies, zoning and permitting requirements, and environmental assessments.
6. Financial Analysis: Conduct financial analysis and pro forma modeling to assess the potential return on investment for each property.
7. Relationship Management: Cultivate and maintain strong relationships with real estate brokers, property owners, and developers to access off-market opportunities and stay updated on market trends.
8. Legal Compliance: Ensure that all property acquisition activities comply with local zoning laws, regulations, and company policies.
9. Reporting: Provide regular updates and reports on the status of property acquisition projects to senior management.
10. Market Expansion Strategy: Contribute to the development of a market expansion strategy, including identifying priority markets and growth targets.
- Bachelor's degree in business, real estate, or a related field (Master's degree preferred). years of experience in real estate acquisition, with a focus on commercial or retail properties.
- Strong understanding of the QSR industry and market dynamics.
- Excellent negotiation and deal-making skills.
- Proficiency in financial analysis and modeling.
- Knowledge of local zoning and permitting regulations.

- Willingness to travel as needed
