Job Description :


Market Planning :


- Responsible for rental/lease renegotiations & all rental/developer/Landlord related issues

- All asset related challenges in coordination with LL / Developer & cross functions to addressed in a timely manner.

- Responsible for leases/rental renegotiations & all rental/developer/Landlord related issues. Ensure cost improvement in rental profile of the business.

- Follow up on behalf of BD on Cross functional activities - Legal (Agreement), Design (Store drawings), Projects (LL Deliverables & final handover to Projects)

- Prepare Ready reckoner on existing and upcoming stores and ensure smooth transition to Ops team.

- Ensure minimal turnaround time for asset management.

- Responsible for preparation of SAP (Site Approval Package) in coordination with design & facilitate Capex with Projects/Finance.

Legal :

- Ensure proper execution of Lease Deeds & License Agreements as per Stamp & Registration Laws of the Land.

- Ensure all open agreements and LOIs are closed as per TAT.

- Working on land related laws including coordinating title searches of commercial properties

- Advising on various applicable law and assisting business in compliance.

Licensing and renewals :

- Apply for all applicable licenses on time to avoid delays in store opening.

- Ensure all licenses and leases are renewed in a timely manner.

- Negotiate and liaise with concerned bodies for timely and transparent license applications and renewals.

- Support to get resolve day to day issues like inspection/investigation/visit by the regulatory authorities.

- Support in doing the needful statutory compliance documentations
